Michael,

This is a beautiful home!  I don't know whether you have sold it or not yet, but if not you may consider suggesting to your clients to stage the property.  Only about 10% of the population is able to envision how they will place their furnishings in a space.  Staging can add a more welcoming feel and potential buyers will be able to see themselves living in the staged space.  Staging can be a lot cheaper than taking a price reduction. Just a thought. Good luck and continued success!

Actually the property has multiple offers at this time and we are only taking back-up offers.  Because this is a short-sale my clients are not taking ANYTHING into pocket from the sale of the property, they just want to get out of the mortgage in an honorable fashion.  So unfortunately staging isn't an option in this case.  I'm just really happy that they are agreeing to keep the utilities running (and the yard pruned) throughout the short-sale process!
