Why Using a Buyer's Agent for New Home Construction is Important!

Many people mistakenly believe that if they simply walk into a builder’s sales office, they will

be represented properly.  Of course there are some very good new home sales personnel

however, they do work and are paid by the builder.  Your new home purchase is most likely

your biggest financial asset.  It is important that you have your own representation!

 

      §  A buyer’s agent will be able to provide you with the latest market data regarding

                         other new home sales comparables.  Knowing the market is extremely important.

 

      §  Negotiating the deal.  Ensuring that you are getting exactly what you should by

                          having an advocate on your side.

 

      §  Assistance with inspections, walk throughs and building issues that may arise.

 

      §  Inspection & closing assistance/coordination.

 

It is also important to note that many people believe they will get a better price from the

Builder if they show up without an agent.  Not so!  Builder’s have priced their homes with the

idea that they will be paying a Realtor commission.  The one who saves the money is the

Builder, not the home owner.

 

Most reputable Builder’s encourage representation by a real estate agent.  If you ever

Encounter a sales representative who says otherwise – leave!  This is not an honest practice.

 

Being represented by someone who is looking out for your best interests is crucial!  Hire a

trusted buyer’s agent to be there with you from contract to close!

Perfect, I have had clients walk in and buy without representation then call asking a million questions about the builders contract with much regret.

Many people believe that if they work directly with the home builder they will receive a discount, or a better deal on their new home purchase.

I don't know why someone wouldn't want to be represented by someone that is working for THEM... and it costs them nothing!

Great information for Buyers interested in new construction Paula.  A buyer would be much better off using their own buyer's agent.

I don't know what incentives site agents get for discouraging  the use of your own agent but I have been burned several times  by new construction registration policies even with a signed Buyer Broker agreement!

Paula, This post is right on the money. Nearly all the builders in our area get 70 percent of their business for real estate agents, so they have already included the broker's commission in the sales price of the home. It just makes good sense for buyers to have representation whenever they go and purchase a new home.
