     I know that purchasing a property is a highly emotional period. This is the reason that home inspectors must remain 'charge neutral' in the process. If the inspector gets hyped or emotional about something that is going on with the property, it will transmit to the buyer and possibly the agent.
     I love working with first-time home buyers as they are generally very excited as this is their first home together as a couple and this is where they will, most likely, start their family. Today, I inspected a property that "the boss" had fallen in love with. It was an older ranch, with a partial basement and an attic area that could be finished for additional room. It all inspected okay except for the cracks in the foundation which indicated a major structural issue was happening.
     I tried my best to reassure her that everything could be negotiated and repaired. Sadly, all she looked at where the dollar signs. How much would it cost to fix as she was purchasing the property "as is". When she started to cry, it broke my heart as she really loved the property. I hope that the structural engineer will convince her that all will be okay.

You are not the cause, many forget that the inspector only reports!

Hi Michael - One of our toughest moments in real estate came at a market analysis. When we told the sellers what their home would sell for, the wife began crying, since it was far below what was needed for them to buy their dream home. It was a very sad moment.

It's hard not to get too caught up in the emotions of the buyers and seller Michael. She may look back at this as a good thing one day.

Oh, in a situation like that, it is hard not to be touched by such an outpouring of emotion.  I hope it turns out not to be something that cannot be resolved.

What is really sad about this case is that the poor buyers probably don't understand the meaning of the term "AS IS" when used in that contract.

AS IS is never an absolute.  That structural defect is, at that point, a defect to be identified and repaired by the seller.  Once alerted about the defect, which is material, the seller would be obliged to disclose it to future buyers anyway.  Unless they life in a caveat emptor state like Virginia.  I don't know about TN.

Of course, were I that home buyer, I wouldn't touch that home with a ten foot pole.

So sorry this buyer is so emotionally involved with this home. Considering what the structural engineer has to say any work done will need to be passed on to te next buyer. I have to agree with Lenn..I'd be gone to find another place to call home!

Michael, Homes are a personal thing ad for the most part when we buy them it is sort of emotional. I remember my first home and how excited I was. Then the work began and that fixed that excitement

All you can do is tell the truth and you always do. We may not like to hear the truth but to find out later and think the truth was withheld is by far worse. I may cry; but I'll respect the one who told me the truth because trust to me is important. I think that woman does trust you.
