Pam, I call FSBO's and make an appointment to see their home.  I tell them that I preview homes in my area so that I know the local market.  I usually have a copybook and take notes.  Before I leave I give something that I think might be of interest to the seller.  Usually this is a printout of all the homes in the area that are pending and any recent (days or weeks) sales.  It has the look of a CMA and I put it in a nice presentation folder.  My information is inside. I then thank them for allowing me to tour the house and ask any questions I might have.  Almost always they have questions for me.  I take all the time they want to chit chat and they I leave with this.  "Mr/Mrs ..................Good luck with your sale.  If however down the road you decide to put the home in the hands of a realtor I would love the opportunity to show you my marketing proposal and interview for the postion of your Listing Agent.

Debbie, I love the non pressure approach!  I have never had a FSBO say no to previewing their home.  Thanks for the post!  You make it EASY to approach a FSBO.  Good luck!

wow.  I signed up for first American title FSBO program offering them all kinds of information that they'll find useful and even offer to list them on my FSBO elisting page, however, I think using your approach on top of that makes it a lot more professional.  Thanks.

I do like your approach however, FSBO owners can be pretty smart. Do you think they know you are ultimately there to solicit a listing? Take the next step. Mr and Mrs Smith...."If you agree to pay a commission if I find a buyer, I would love to post your property on my website as a FSBO AND do a complimentary Visual Tour! "FREE"?, they say. YES....FREE! If your property does not sell, all I ask is that you give me the opportunity to further market your property through our MLS system, advertisements, etc. Here is my card....when can I take some pictures?
