Denver Market Update - September 2014

 

City of Denver

The Denver real estate market is experiencing the seasonal slowdown, yet the inventory decreased for the month of September.     Denver saw a 7% decrease in listings.  Sold property saw a 14% decrease as well as the under contract properties (7% decrease) over the prior month.   The days on market increased by two days - still very low at 30 days.  It has not been the weather, we are enjoying beautiful warm weather. 

 

Sales compared to last year, sales decreased 3%.    The active listings compared to last year have decreased 19%.    There are homes going under contract very quickly if they are priced fairly and show well.

Joan a 30 DOM indicates a good market to me, that is barley giving enough time for the ink to dry on the listing before the property goes under contract :)

You will now have time to catch up on all those task that get pushed back when we are busy.  Even with the limited amount of listings, it does look like homes are selling.

I was busy through end of July, August was very slow, and have been busy since first of September.   Hopefully it will slow down a bit more, so I can get some personal things done around my house and visit some clients!

I would think that the decrease in the Denver year over year listing would encourage the buys to take action on a home.
