On your drive to work you spotted a sign saying Vinterra - Coming Soon!  Only yesterday, this was one of the largest commercial nurseries on a main road connecting Kirkland and Woodinville. You make a mental note to search for Vinterra. As you type Vinterra, Google suggests Vinterra Woodinville. That must be it. You arrive at D R Horton's Website with no more information than "Coming Soon." At least, you can sign up for email updates.

New Home sources on the WebIf you want to know more and sooner about a new development you do not need to wait for the builder's information. With only a city and street name you can find what's developing at mybuildingpermit.com. Under Quick Links in the left column click on Check Status. Then under Permit enter the Jurisdiction (city), under Permit Number select SDL (Site Development) as the "type" and under Address enter the Street Name. Among the first results is Permit Number SDL14001. Clicking on that number a new window opens. You find out that 157 new homes are to be built on the 31 acre site. The site parcel number (tax id number) 1626059017 will lead you to a related website nwmaps.net where you find the map of the property and related development information.

The Key to Unlocking Property Information

The parcel/tax id number is THE key to a plethora of all sorts of online property information. For example, via the King County iMAP site you will not only get all parcel maps but also access to the county property records. Here are the property records for the Woodinville nursery now being developed to house people instead of plants.

Homework Fun with Homesnap

Unlike this sedentary online search, Homesnap is like a refreshing walk in the park. This app is by far the most easy-to-use and fun real estate search tool out there. It is equally useful for the consumer and the real estate professional.  In fact, it connects you with me in a way that makes our home search more productive. After downloading the app here (do this on your smart phone or tablet!) you are ready to snap your first home.

Homesnap appOnce you have snapped a picture of the home with the app you will be shown the property address. If the address is incorrect you will be given a choice of other addresses. Having picked the correct address you save the snap. True to the word "snap" (the app's name), all the information is now on your phone. If the home is listed you will see the current sales price and listing status. If not, you will see an estimated value. If you are thinking of selling your home, using Homesnap is a good start. Aside from the basic information such as property size and number of rooms you get the neighborhood school rankings and other comparable homes in the area.

What you will also see is all the homes that I've snapped, including the ones I've snapped specifically for you. In turn, I will see your snaps and we can share our comments.

Next time you wonder what that new development is all about or what the homes in your neighborhood are worth you know what to do. In any case, I'm only a call or text message away - 425.891.8213.
