For those folks who don't know me personally I tend to come across as "direct", that's a mild way of saying "in your face" I suppose.  Sure I'm an aggressive Type A.  And, my wife as well as many others consider me to be a really giving person, which I demonstrate daily.  So when I continue to (what I'm sure must seem to many) as "pound away" at the subject of social networking, I'm truly doing this help people.

Sure I'm a capitalist and as such I'm looking to generate revenue but who in business isn't?  That said, I prefer to do business honorably, respectfully and from a place of helping my fellow human being whenever and wherever I can...

Now before everyone gets all soggy eyed on me or starts throwing their popcorn (more likely) let me get to the point regarding the seriousness of social networking as a business tool.  Not only for real estate but for all business.  IF there was one skill that you mastered in the near term, it's learning how to operate within a Web 2.0 environment.  

In fact, many in the Web 2.0 community (industry) would consider all of you to be too late in many ways.  You see the Web 2.0 market is going through yet another evolution, many more companies are going to be absorbed in the near future.  What we've seen over the past year and a bit with Google buying youtube and other acquisitions is just the beginning.  They're after the audience ladies and gentlemen, it's that simple.  The more people who join Active Rain the more valuable it becomes.  Want to make some relatively quick and massive money?  Hire some outsourced programmers and start tackling how a site like Active Rain displays it's network like the next generation social networking site will function and beat everyone to the punch.  That is, the next gen will be much more like a visual representation of the "web", way more interactivity, more media cross over as well.  A "web"of your connections that will also include the relevance of each person in relation to others.  In other words, still more information will be available, more effective targeting, less time wasted just surfing and praying for leads in return.  It's only a matter of time folks before someone figures out the technological combination or the "how to" better attract, display and sell houses...

So while many folks are struggling to figure out what I'm talking about regarding the "shift" in real estate marketing, others still are mastering today's and tomorrow's techniques...Competition in business is a fact, any edge that can be gained to get to that client first is of paramount importance.  Technology today is arming more and more people with powerful capabilities that just a few short years ago was a dream and an expensive venture.  Not any more.  For a few thousand dollars one can now hire the right guns located all over the world to recreate you as a Global Micro-National.  I should know because it's in part what we do.  Want to venture beyond the 3bdrm, 2 bath bread and butter?  Maybe take a shot at changing things like the $20M revamp of Century 21's next-gen real estate web portal and at less cost but with better functionality?  It can be done.  Of course it can be done.  That said, I think Century 21's site is an entire universe ahead of the competition.  Congratulations to that company for their bold vision and for embracing life as an early adopter...I guarantee the competition immediately started similar projects trying to catch up and if not fire the CEO and especially CTO.  Hopefully, they won't continue to be behind as is often the case in Internet technology terms...you can't think -"me too" or "what's next".  In today's day and age you've got to futurecast to what's next 10 years from now to be truly innovative.  

Will people still be searching for homes the same way 10 years from now?  How about 5 years from now?  I guarantee they won't be.  Thus I guarantee Realtors won't be operating the same way either.  Or is that statement reversed?  Yes it is.  I know this because that case is currently being made.  We are living in the greatest opportunity rich environment in human history for those who are keeping score and wanting to participate.  So with that in mind I say let the games begin...and good luck to us all.

Walter:  I must say that during the first few minutes of reading your post... your talk about being an "in your face" person, and then your attitude showing it... I almost deleted this post.  In general... I do not like "type A" personalities.  But... I continued, and found that in spite of my initial reaction... going forward was worth it.  You seem to know your stuff.

I will take a look at the Century 21 website, and sample their massive makeover that you speak of.

But... how much more technical can or must a single Realtor get in order to be successful.  Rea Estate is all about people.  The houses are simply the product, and cannot be bought or delivered by email.  Personal interaction is required, and how many of those who own homes, or want to... are as technically oriented as you claim the need will require ?  Take care... thanks for knowing your stuff !

Karen, thank-you so much for hanging in there with me.  I know, I know, no one likes pushy, I completely agree...actually I'm not as bad as I led on...I think?  I'm just trying to fill the "dash" of my life with as much fun, learning and helping as I can before I make the transition into worm food.  Sometimes if you really want to pack things full, you have to be aggressive.  We've been given a gift and I just don't want to waste it sitting around on my duff...

I've always been the guy in class that would volunteer to be at the front of the class or take on other duties...being a wall flower isn't in my nature that's all...but enough about me.

Your question about the level of technical understanding required for a single Realtor is a complex one and I think I can boil it down.  We now live in a society of technology which has created an equal opportunity situation around the world.  Savvy, experienced business owners like yourself are being blown out of the water in some industries by teenagers in third world countries working in mud huts.  I know and have witnessed this because I'm encouraging that via another one of my projects.  So, the answer is you don't need to know every single piece of technology that exists, the average business persons head just couldn't take that kind of expansion.   All you need to do is "embrace change" and surround yourself with those in the know who can perform the required duties for you.  A single Realtor should have an outsourced online marketing team that's upto speed at the least...and that's only if you want to be more aggressive in your marketplace and grow your business in a unique way.  That's the advantage that exists today.

Lola I agree with you, slowly but surely your industry is embracing these changes.  It's like any other industry, "early adopters" followed by "wait and seers", followed by "pulled kicking and screaming"...the kicking and screaming are usually the complacent ones who have their light-bulb moment ions after the "shift" has come and gone...

Ben, I understand about being overwhelmed, that's a reaction I generate often and have to reign myself in...my wife reminds me of that all the time.  I know you're talking about the subject matter too.  Let me put your mind at ease.  Focus on "one great thing".  No one can capture "all" the opportunity that exists today.  I just focus on one great thing, that's educating and thereby accelerating business owners through the effective use of Web2.0 technologies.  Just ensure that your "one great thing", includes leveraging the right tools to further your reach and impact.

I think Realtors should be very technical.  The process of buying and selling real estate is very technical, and it is very confusing to most buyers and sellers.  The Realtor is the center of the entire transaction and should be watching out for their clients best interest.  How can they do that if they are not technically competent.  I have seen way too many Realtors that take the position that I just sell/market the property, but they could do so much more, they could really differentiate themselves from their competition, and they could really, really service their clients.  Now there is a novel idea!  Taking care of the client.  We have lost so much in the way of what customer service means today.  I think it is time to bring it back.  We have, and it shows up in our bottom line.  We could be just processors like so many of our 1031 exchange competitors, but we are so much more, and clients come back to us because of that.

Bill thank-you for your comments on customer service.  I agree 1000%, generating the "dream customer experience" is a key advantage for those who master it.  So many business owners fall short of this and it shows...

Bill:  I really do not like your tone.  For you to imply that just because I am not supremely techniquely oriented that I am not watching out for my clients best interests is pathetic.  I can and have taught classes on real estate, and am supremely confident as far as knowing the ins and outs of contracts, contract law, mortgage financing, FNMA and Freddie Mac underwriting guidelines, ethical considerations, marketing techniques and much much more.  I have legions of first time home buyers who honor me because of how well I have guarded their interests.  You mention "we have lost so much in the way of what customer service means today."  Well... you might have, but I sure haven't.

Walter:  I was very glad I "hung in there."  I think, however, that for some of us... you might notch it down a bit to where you are merely "assertive" rather than "aggressive."  Instead of choosing to "pack it full" in one sitting, you might choose to pack it half full, let us digest that... and then return for the rest of it.

Sometimes being aggressive and being assertive can both accomplish the same thing.  The difference is that with agression... some of us can react very poorly, whereas with you being assertive... you do not get the highly-charged reaction that accompanies aggression.

Walter... thanks for your informative post.  I will return tomorrow when perhaps I am a bit "fresher"... and take a kinder and gentler look at it.  Take care.

Don't know what to say Karen, other than sorry if I offended you in some way...given where these last comments have gone I believe I was seriously in error.  I intended to communicate "passion for business" originally.  I used terminology that was clearly interpreted immediately as negative "aggression".  Clearly a mistake on my behalf.

I do understand your comments regarding digestion, that's why I've kept each blog post pretty short and pointed.  That said I have been doing it pretty regularly as is my custom.  Guess I'll have to hang it up for awhile based on your recommendations and that's ok, I've got a very busy few days coming up anyway.  

Also if you don't mind, I'd prefer if folks just stuck to the issues here at my blog and left any sort of personal attacks requiring some sort of personal defense for someone else's blog.  You want to take shots at me here and challenge the validity of my statements fine, but I'd kindly prefer this other stuff not be communicated here for the sake of my sanity and that of others...thank-you all for coming and normally I'd say for commenting too.   If I don't talk to everyone, enjoy your weekend.

Walter:  I apologize for the harsh tone I took when I responded to Bills comment that was directed to me.  I felt he was being pretty rough on us Realtors, and I guess I over-reacted.  I have re-read my comment back to him, and modified it.  Please do not "hang it up for awhile" on my account.

Your post was informative, and perhaps I was reading it with tired and cranky eyes this evening... sometimes I get that way after a long day.
