Let's Be Clear Sir,
Your Concrete Deck is Rotted.
No one likes to hear that they have dry rot in their deck structure or home but it is best to find out early. I got a call from someone who did her research and found me on the internet while searching for lightweight concrete deck contractors in Sacramento. She had already gotten bids and discovered a wide range to prices and solutions to the dry rot that was found.
The problem started when it was discovered that the lightweight concrete was cracked and sinking. The rental unit was no longer fit to rent until the repair was done, so the management called me. So the first things that I like to do is to get some of the facts as I see the area of repair. I could see that there was repairs done in the area; why was it done and who did it?
It's always good to get a feel for the whole picture if you have never been to the site.
In looking at the lightweight concrete, it is safe to say that the sheathing under the concrete has failed. The extent of the damage is not known but it is a good starting point in the discussion of costs. We will have to remove the concrete, at least a portion of the sheathing, and in the worse case the joists and framing structure.
This understanding of the potential damage can give both parties an idea of the cost. We know what will have to be replaced, and we can come up with some costs that will be added if new problems occur. This way there are no delays in getting approvals and the work can be completed while the client knows in advance what the costs may be. Find a contractor who can help explain the cost of repairs in advance in Sacramento.
