The local real estate market is fickle right now.  Some properties are sitting on the market, while others are receiving multiple offers above the asking price.  It is difficult to predict which properties will be in either of these categories, but it boils down to pricing properties correctly and monitoring the showing activity closely.  It's very important for a realtor to be proactive.  If the property is not getting interest from buyers, the realtor needs to have a conversation with the sellers. Our team advises the sellers immediately that we are not capturing the buyer pool and we don't want to miss the market.  It may take a series of price adjustments until we capture the buyers.  Ultimately, when we hit the right number the showings increase.

 

In this market, buyers are looking at multiple properties and looking to invest only where they see value.  If they don't perceive value then they don't show up, it's as simple as that.  When you bring it to value, the serious buyers step up and make an offer.

 

It's all about the perceived value.  If there are some fatal flaws buyers will forget about those for the right price.

Gary - yes, a great realtor knows how to price the home right to sell..and to maybe even drive those multiple bids.  It seems that usually if the house is sitting, it's priced too high.
