Are You Looking "DOWN" on Home Staging?

 I took these photos of a great room in a vacant home I just staged with furniture and accessories.  The pictures were taken from the second floor cat walk.

If you have a listing where the floor plan will allow you to take photos from above looking down, always take advantage of that for your flyers, brochures, and Internet marketing.  As you can see, this makes for a dramatic presentation.  Also, standing up on a ladder to take the photos will produce a similar effect.

According to a 2007 report published on Realtor.org, 61% of home buyers choose to physically walk through a home for sale that they first viewed on line.  23% found an agent as a result of using the Internet and 74% drove by a home previously viewed on the internet. 

With home buyers now viewing properties on the market via the Internet; home staging and photo presentation are marketing tools that can make the difference.

Karen, first of all, lovely photos of a great job! Now on to the point of the blog, or is that two points. 1) I love your great idea for "looking down" while photographing. And 2) as some of these REAs have noted it is time to stop looking down on staging and simply give it a try. You done did a good blog, my friend!

Thanks for these stats - great reminder for people who don't yet know that there is a new paradigm when it comes to selling your home. 

Re: aerial shots - I know a couple people who bring a small stool with them to the job so that even in homes that don't have the 2 story shots, they're taking pics from a higher elevation. This can be particularly helpful in small bathrooms that are so hard to get good shots of.

Hey Maureen!  Thx for the kind words regarding my staging.  I think the metal wall decor came from Ross's or was it TJ Max?  one of the two.

Hey Terrylynn -- try the shot at an angle -- if you look at mine here, the center one was taken straight on and I think it is the other two at an angle that pull it together.

Hi Janis -- you are the first to mention the stats -- I as well thought that was good info.  The one that has really soared since last year is that so many home buyers are choosing their realtor off the internet -- up from about 15% I think.

Great shots and be careful on those ladders! John, the photographer gets in some really strange places but he gets some really great shots in the process. Sometimes putting the camera inside a kitchen cabinet will give you a great perspective of the kitchen too.
