Princeville Kauai condo / house update for Oct 19th to Oct 25th

Aloha,

The weather continues to be unseasonably hot and muggy here in Princeville Kauai leaving the beach the only place to be. I’ve been here since 91 – hot and muggy days like we’ve had the last few weeks used to occur on an occasional basis, with the tradewinds always making an appearance to cool everyone off. Not so much this year!

Real estate has slowed a bit which is typical at the start of the school year and as we head into fall. Still, there are a couple of new listings and one sale for condos, as well as a home that went into escrow and one that sold. Take a look:

New Listings:

Puamana 10C is new to the market priced at $399,990 since selling in 10/00 for $163K. Sealodge F3 returns to the market at $399,999. This ocean view unit was previously listed for 815 days, starting in 5/12 at $429K, reducing to $399,999 by the time it was withdrawn in 9/14. The unit sold for $125K in 5/99.

Sales:

Pali Ke Kua 131/132 sold for $670K cash while listed for $673K. The prior sale was for $450K in 11/02. Since selling for $605K in 7/03, Viilas of Kamali’i 17 found a new owner for $735K cash while listed for $770K.

Expired:

Pu’u Poa 114 expired after 364 market days. Purchased in 8/12 as a short sale for $870K, it started out listed for $1.125M and reduced to $1.199M over the life of the listing.

Price Changes:

Sandpiper 224 made a miniature price adjustment from $399,990 to $395K. The last sale was in 8/02 for $125K. Nihilani 32B reduced from $599K to $560K. This ground floor two bedroom unit sold for $679,295 from the developer in 1/06.

New Listings:

5068 Napookala was listed before from 1/14 to 9/14 for $1.295M. It is now on the market for $1.195M. The last sale was in 2/99 for land after which the home was built later that year.

5238 Honoiki sold last 11/13 for $1.350M. Perhaps someone missed the opportunity to purchase this home then, as it showed up as a new listing this week, in escrow for $1.525M. You’ll also see this home under “contingent.”

Back on the Market:

4066 Aloalii, reduced from $1.345M to $1.325M as it returned to the market after unfortunately falling out of escrow. The prior sale was for land in 8/03 for $325K. The home was built in 94.

Contingent:

As noted above, 5238 Honoiki is now in escrow priced at $1.525M.

Sales:

4181 Kamalani Lane was priced at $1.095M and sold for $1.065M cash after only 31 market days. This home sold previously for $550K in 7/00.

Price Changes:

As noted above, 4066 Aloalii reduced from $1.345M to $1.325M. 3670 Albert reduced from $1.165M to $1.075M. It was purchased for $1.125M in 1/07.

For the past few weeks, I’ve been talking about the various homeowner’s associations you may encounter as a single family home or condo owner in Princeville Kauai. For those of you that are members of the PHCA, you probably know that your annual homeowner’s association meeting was this past Saturday. As a home or condo owner, you can find many opportunities to be involved with your association, even if you are not a full time resident.

There are the elected positions on the board as well as committees that allow for participation if desired. Most associations welcome any and all participation and will work with you to ensure your involvement if your interests are sincere. Believe me, having lived in several different condo complexes and as a past homeowner, I know all to well that there are always people willing to complain but not so many willing to help out. For that reason, you will most likely find your board very appreciative of any involvement on your part. It’s good to stay informed and up to date as to what’s going on in your community.

One of the exciting things happening at the Cliff’s condos is they are moving forward with complex wide solar installation. The associations are working together and getting ready to pull permits and are very eager to get started. With Kauai having the highest electricity in the U.S. I’m certainly excited.
