This is a recap of homes for sale in the Prospect Park neighborhood of Pasadena. To be specific, the Prospect Park Historic District consists of 106 single family homes and I have expanded it to include the many architecturally significiant homes adjacent to the district which is just east of the Arroyo Seco and west of North Orange Grove Boulevard, north of Holly Street.
Statistical information is from our local multiple listing service(mls) as of October 26, 2014.
The Prospect Park neighborhood consists of many historic residences including those designed by Greene & Greene, Frank Lloyd Wright, Buff & Hensman, Albert and Alfred Heineman among others.
The tree-lined streets act as the perfect showcase for the stately homes. Impressive clinker brick entrances introduce the neighborhood.
Located just north of Old Pasadena, Prospect Park is very close to an abundance of shopping, dining and entertainment along with numerous museums. Transportation via multiple freeways is easily accessible. The Arroyo Seco is home to the historic Rose Bowl, Kidspace Museum, Pasadena Aquatic Center and Brookside Golf Course.
There are currently three Prospect Park area homes currently available for sale. They range from $1,895,000 to $3,950,000.
So far in 2014, there have been six mls-reported transactions which ranged from $1,010,000 to $3,528,113 with an average sales price of $2,266,686(median sales price $2,048,500). They sold at an average 102.12% of last list price and for $605.33 per square foot on average.
For total year 2013, there were six mls-reported sales which closed from $1,095,000 to $2,100,000 with an average price of $1,613,211(median $1,627,134). They sold at an average 97.25% of last list price and for $437.58 per square foot.
