It's not unusual for us to get emotional and involved during negotiations - especially when we have worked hard and listed the home at what we believed is at market value.

What if we get an offer that is far apart from what the list price is?

Acceptance of your Low Ball Offer - Not with My Seller!We are seeing it time and time again in offers that my Pocono Real Estate Clients are receiving.

 

Your submitted offer is well below the Asking Price, even well below the Average Sale to List Price Ratio in our Market.

 

Granted, we are in a Buyers Market and there are plenty of other homes for you to choose from however, that does not mean that my Seller is going to accept your insulting offer.

 

More often than not My Client is extremely insulted and quite upset with receiving your low ball offer.  

 

Fortunately with My Guidance My Clients have been able to focus on the objective in selling their Pocono Real Estate and that is to get the property Sold. So even though My Clients first response is to NOT RESPOND to your insulting offer we will put our “feelings” aside and try to work with you and come to an amicable meeting of the minds.

 

BUT, we would like to point out what receiving your low ball offer has done to your negotiating ability with us throughout this transaction.  Are we going to be as willing to give a little more if the needs arises - NO!  Are we going to bend over backwards to accommodate your every request throughout the transaction - NOT LIKELY!

 

The real question is - What are you gaining by offending me by starting with your low ball offer? You have not saved money. You have lost money because you lost our respect and our consideration and caring when you offended us right from the start.

 

Pocono Real Estate Values are better than most Agents are realizing and if we want to see continued improvement in our resale values, which we need desperately, then we all need to move forward and educate that “Low Ball Buyer” into the price range that they need to be in.

 

What I know is that although the Buyer’s Agents voiced their concerns to me about whether or not the property would appraise and therefore attached the Appraisal Contingency to each Contract, recently FIVE (5) TRANSACTIONS THAT I HAVE CLOSED HAVE ALL APPRAISED !! EACH AND EVERY ONE OF THEM.


So if My Clients “hold out” for the dollar value that we know their property is worth, even if our property has been on the market a little bit longer than other similar properties, We Will Continue To Do So. Working as a Sellers Agent, I work for the Seller.  It is my job to help them receive Fair Market Value for their home.

It is a tough situation to deal with, low ball offers, especially when you know you have competitively priced the home.

It is even tougher, usually, to help the Seller not get to emotional regarding the low ball offer and know that every offer is a Good Offer, especially in our Buyers Market.
