Sun City West is an unincorporated community within Maricopa County. Situated in the Northern part of Surprise, AZ, Sun City West was built by Del Webb in 1978. The community was completed in 1997 and includes some 17,000 homes and about 29,000 residents.
Sun City West Real Estate is age-restricted, and at least one resident in each household must be at least 55 years old. No one under 19 is allowed permanent residency, although the Association abides by all Fair Housing Laws and the Americans with Disabilities Act.
As an unincorporated entity, the community is governed by the Maricopa County Board of Supervisors. The Recreation Centers of Sun City West Inc. was set up by Del Webb to operate the community’s recreation centers, golf courses and other Association property. The “Rec Centers,” as the Association is known, is governed by an elected nine-member Governing Board. The Directors all are volunteers, receiving no compensation for their service.

4 Regulation Golf Courses
Pebblebrook: Sun City West’s first course, challenges golfers of all levels. Wide and friendly fairways are bordered by mature trees. Lakes and creeks add to the aesthetics. Pebblebrook provides four different tees on each hole.
Grandview: our longest course, features water on seven holes and as many as eight sand traps on a single hole. This course is a true challenge to even our most dedicated golfers. Grandview provides four different tees on each hole
Trail Ridge: is a regulation course designed by Billy Casper that offers a unique desert landscape, Trail Ridge is challenging to all players at all skill levels. Four tee markers on every hole allow each golfer to challenge their own abilities.
Deer Valley: is Sun City West’s newest regulation course was designed by Greg Nash and Billy Casper with the senior golfer in mind. It is the shortest of our regulation courses with a lush landscape. Deer Valley offers four tees on each hole.

Stardust: is Sun City West’s first executive course, Stardust features six par 4’s and twelve par 3’s. Stardust’s traditional layout with tree-lined fairways, subtle greens, and deep bunkers provides three different tees on each hole. The back nine is considered the hardest with water coming into play on four holes.
Echo Mesa: is an exceptionally beautiful executive course with lakes and grass bunkers. From the blue tees, it is considered very challenging. Echo Mesa is the center of our Swan/Wildlife Program. The course provides three different tees on each hole.
Desert Trails: is a unique executive course designed by Billy Casper, Desert Trails offers seven par 4’s affording golfers the experience of using all clubs. The course provides three different tees on each hole.

Sun City West’s History
Del Webb’s first Sun City retirement community just east of us was such an overwhelming success that he planned Sun City West as a natural follow up. Our construction began in 1978. Droves of “pioneer” residents moved here beginning in 1979. Sun City West Real Estate always has been and continue to be an unincorporated “island” within Maricopa County. That concept is foreign to many of it’s residents for their life’s experiences generally include living within structured municipalities. Sun City West has no mayor, no chief of police, no layer of local government (and its associated expense). They don’t even have a City Hall.
So how does it all work? It works, and has worked very well for decades, because of the dedication, cooperation, and participation of our fantastic volunteers. Volunteers are the heart of Sun City West Real Estate! That’s what makes this whole experience in retirement living so unique. For more than 35 years , supportive residents have contributed to protect, maintain, preserve, and further enhance this town of about 17,500 home-sites and all the activities and amenities we enjoy here. They’ve “paid it forward”- making it such an attractive environment that you may decided to buy a home here.
Sun City West Organizations & Volunteers
Although residents truly have no “umbrella organization” that coordinates all of this for them, numerous organizations and entities work individually and collectively to make Sun City West Real Estate the success it is. In 1979, it’s pioneer residents organized Property Owners and Residents Association (PORA). One of its first projects was to fight against school taxes imposed on residents even though we had no schools. Today, because of PORA, most of Sun City West does not pay local K-12 school taxes. Besides providing many other very important services, PORA is our liaison with Maricopa County and has been very successful as our lobbying voice. Although the services PORA provides are vital to Sun City West, its membership remains voluntary.
Later on in 1979, the Recreation Centers of Sun City West (RCSCW Inc.) was formed by the Del Webb Corp. to handle managing and maintaining the Rec Center facilities and programs. In January 1981, residents ran for our first Advisory Board election. These volunteers worked closely with the developer who was still providing and supporting the facilities, programs, and amenities as the community grew. As the Del Webb Corp. came closer to selling all homes, oversight of the operations and maintenance personnel was completely turned over to our residents in January 1993. Today, a nine member Governing Board now provides oversight to our RCSCW Inc. paid staff, its operations and numerous programs. These Governing Board volunteers receive no compensation for their contribution.
Sun City West is not just comprised of one or two organizations. The Sheriff’s Posse of Sun City West was developed in 1978 to supplement the services of our county’s Sheriff’s Office. Its volunteers work countless hours to help keep us one of the safest communities of its size in the nation. PRIDES was formed in 1982. They, too, work tirelessly to help keep Sun City West Real Estate looking so pristine. Together, just those two volunteer organizations save our residents hundreds of thousands of dollars each year for services they render that would otherwise have to appear in our tax bills. The Sun City West Foundation, the Community Fund of Sun City West, the Sun Health Auxiliary, and the Sun City West Fire Corps Volunteers are just a few of the many other local organizations that are making this community the successful entity it is.
