It has been our policy, from the beginning, to show Listings to Prequalified Buyers. After Grace attended and successfully Became CERTIFIED in the National Association of REALTORS course:
Our policy was not only confirmed, but we expanded it! After being introduced to the highly recommended PROSPECT EQUAL SERVICE REPORT given out in this class, we now include a standardized collection of data from potential clients & customers to keep in our records.
We explain our policy to those who call us, wanting to see a property.
SERIOUS Buyers, who are ready and willing, will gladly prove they are able and provide us answers to the questionare's form.
Looky Louie's :) are not so willing... and usually find another Agent who's policies may differ.
But what happens when the Buyer becomes the Seller?
Sellers LOVE our SYSTEM.
Even Buyers who used another agent to purchase A Home, remember our explanation and have called us to LIST their PROPERTY when it's time to sell.

This Buyer contacted us early in 2007 with potentially relocating, but alas, was unwilling to get pre-qualified or provide information to us required by the Prospect Equal Service Form. Their own home, in another State, was not even on the Market to sell as of yet. So, showing them a home (no, they were not sitting in the car in front of it - but we have had calls like this, when people are :) was premature to say the least. They did end up purchasing a listing of ours (using another agent) but, 8 months later.
3 months AFTER the above closing, in 2008, they called us, rather than their former Agent, to List their property, as Plans again changed.
We always ask at our listing appointments, WHY or WHY NOT we are selected. We believe feedback right then & there, good or bad, is the only way to collect data and IMPROVE :)
Among the reason's for choosing us, one of them was : We pre-qualify Buyers.
