So here’s a general bullet point checklist for selling a house you can consult along the way if you want to take an extra role in ensuring you get top dollar when selling your home.

- Identify your home’s flaws. If you are aware of any major flaws in your home, such as termites, asbestos or other important variables, talk to your Wyse Home Team Specialist about it to see if it’s something that should be disclosed to potential buyers. Sellers are obligated to disclose certain types of concerns or flaws related to the home or property, and hiding them can have unpleasant consequences for a seller.
- Identify your home's best selling features and assets. Let your Wyse Home Team specialist know about special features, recent upgrades or important replacements and improvements you've made to your home. That new A/C unit, roof or security system is an important piece of information to share with prospective buyers. Likewise, if you've recently remodeled the kitchen, bathroom or another area of the home, we want to know about it so we can get you the best deal at the closing table!
- Look for the little things. Pretend you are a buyer and notice things about your home or condo you haven’t in a while. Look for simple cosmetic flaws or needed repairs that you can correct quickly and easily. Repaint or touch up scuffs or marks on the walls. Oil those creaky door hinges or fix that cracked window. Repair or replace things like a drippy bathroom faucet. And clean gutters and replace loose shingles on the roof.
- Decide what large appliances or fixtures will stay in the home upon the sale. It’s important your agent and listing accurately describe to buyers what comes with the home – or what does not. - Deep clean key rooms to make them sparkle. Grab a bottle of bleach or another good detergent to remove any mold or mildew from grout or other often-wet surfaces. Replace old or stained shower curtains. Scrub and polish kitchen appliances to bring out their shine. And keep all these areas in that sparkling clean condition while the home is listed for sale.
- Focus on curb appeal. From the moment you list your home or condo for sale, be sure to keep the lawn mowed, shrubs trimmed, gardens weeded, pool clean and the interior of the home clean and clutter free. These simple tasks make home or condo much more appealing to a buyer’s eye.
- Ready your home for important showings. If your Wyse Home Team specialist plans an open house or a special showing of your home, consider going the extra mile to get the place ready to sparkle! Hide pocket-size valuables from site, consider putting out a vase of fresh flowers or fruit in a bowl. Maybe bake a batch of cookies just before your guests arrive to give your place a sweet scent of “home.”
- Keep pets at bay or send them on a play date during showings. We know Fido or Fifi is an important part of your family. But not all buyers have a furry family member or a love for pets. So consider sending your four-legged pal to visit a friend or family member before an important showing. Or keep your pet tucked safely away out of site in another room where they’re less likely to get too close to a visitor without invitation.
- Make yourself scarce. Stay quietly in the background or head to a local coffee shop for a frothy break when an agent is showing your home.
- Keep a comfortable environment. Keep your home or condo at a comfortable temperature for prospective buyers. Ensure it's cool in the summer, but not cold. And keep the place warm in the winter, but not so warm it feels stuffy.
