Before listing your home for sale, take a walk around it to see what the buyer sees. This back porch was looking sad, as it was never used by the owners, who always used the front door. There was debris in the backyard which added to the look of neglect.
When it went under contract, the cash buyer required the seller to have it fixed prior to closing by a licensed, bonded contractor. The seller wanted to put a couple of nails in it themselves, but the buyer was adamant that the repair be done by their own contractor, at a cost of $100.00 for the initial service call.
If the plastic lattice had been reattached before listing, it would have been a non-issue. This problem delayed closing by a week as the contractor was busy. The seller was faced with extending the close date and altering carefully made moving plans, which they did.
