A Closer Look at Lissa Uder's post How Expired Sellers Really Feel - Borino Are You Out There

I read Lissa Uder's post this morning called Expired Homeowner, Tell Me How You Really Feel, which is great.  If you haven't read it yet definitely take a moment and check it out.  I have always had trouble bothering people even if it's not for business, because I am the anti salesperson kind of person.  If you call me on the phone to sell me something I'll usually get irritated and eventually hang up on you.  Sometimes I have to get a little nasty.  So I'm with most of the folks who commented on Lissa's blog today.....

However, the reason I wanted to put this post out there is to get some perspective from the folks who have had success contacting and "helping" sellers who's listings have expired for the first, second or third time.

Borino for example has a great expired listing program called expiredplus, which I have purchased but have not implemented yet partially due to my own fear of bothering people.  Because the fact is, you have to call or meet these people in person to see if you can really help them or not. But in light of the DO-NOT-CALL list how do you really handle contacting these people, especially if you don't want to bother them at 8am in the morning at their doorstep?

Ok, Jennifer Allan, I know that you commented on Lissa's post wishing more folks in the industry would respect seller's wishes of not being contacted but seeking out an agent themselves, but you do feel that Borino's system, although aggressive, is a very respectful way to approach expired sellers.  And yes, you do have to call or meet these folks in person.  So I'm curious to hear you elaborate on this a little more.

Nestor and Katerina also work with expireds and they have had great success so I'd love to hear their perspective as well.

 

And, if anyone else has a different perspective or comment I would love to hear about it :-)

Okay, I'll bite! Actually, what I said (or meant to say) was that I agree 100% with Lissa's comment: "This is exactly the reason I do not like phone calls and door knocking. I also find them intrusive.I try not to do anything to other people that I wouldn't appreciate myself. I am guilty of the annoying mailings though. Usually a letter mailed out more than a week after it expired, followed by a weekly series of postcards that I have created. The reason the letter goes out late is because I know these people are being bombarded with these things."

I wish more real estate agents followed the Golden Rule and would stop doing to others what they don't want done to them. Perhaps if we all lived by this, we'd figure out a more respectful way to offer our services or even, egads, to make ourselves so attractive that expireds seek us out. Instead of looking for ways around the DNC or rationalizing to ourselves that it's okay to annoy 99 people in hopes of NOT annoying that 1 (blech), let's work within our ranks to actually inspire the public to want to do business with us. I hate being perceived as a necessary evil!

With regards to Borino's program - I endorse it because I think it IS respectful and his attitude is not to pester anyone. He encourages us to believe that we are the best thing that could happen to a seller because, darnit, we'll get the house sold!

If you approach an expired listing prospect with the right attitude, you will be welcomed. But treating them like a number? Double Blech.

Hey Jennifer, thanks for commenting and I knew you would bite eventually.  I like to read about your perspective on this kind of stuff.   I know you support the Borino system and that's really why I wanted you to elaborate.  You are also the reason I took the plunge and bought the program in January.  Personally I know I have to get over it and go and do the program.(It's that overthinking problem many of us have).  The one thing I have to say that I've taken away from Borino's program and what we talk about all the time is that we're here to help the seller get his/her home sold.  And the only way to know if we can help is to approach the seller.   Sometimes we can help.  Sometimes we can't.  But I know it should never be about our paycheck.  We get paid for results and of course the services we provide.  And it should never be the other way around.

Thanks Borino - It's good to see your perspective on this.  I know you have a much more positive view point and approach to contacting and helping expireds.  So thanks for creating a post on this topic.

Bart - Thanks for the comment, I'm with you and Jennifer on this one too. It is really true that we should be treating people the same way we would want to be treated...with respect and not see them as dollar signs.

  (and Lissa) I have some ideas on obtaining and approaching expired listings that may help.  My system  has always worked well for me.  I do not want to "high-jack" this post, however, I would be more than willing to provide the links on the 5 part series relating to expired listings.
