I like what David Knox says, "sellers can SELL or they can STAY" it's their choice.

I know of some sellers (because I helped them NOT BUY two houses in my area) who (I am not their listing agent) have had their house on the market for a year and a half. I and the listing agent tried to expain pricing their house to sell, and they did lower the price twice. But, it still didn't sell. Just recently they informed me that they have raised the price of their house back up, because, "If it's not going to sell, anyway, it might as well NOT SELL for a higher price."

Wow!  That really sums up the mind se of so many.  I love the David Knox line.  I plan on incorporating it into my listing presentation.  Thanks.

Yeah, run the price up; that oughta get it moving..........

After that long on the market, they should seriously think about taking it off completely, re-evaluating their true desire to sell, revamped all the marketing (maybe even look to a new realtor, unless price is the only stumbling block) and have another go in a month or so.

To a lot of the public nothing says "lemon" more than a house that has been on the market a long time.
