WHO STILL DOES MOBILE HOMES???? I know of a few that USED to do them, but I believe they don't anymore and I know that FHA can do them, but I can't wait for our paper work to come in for that!! Does anybody know of any other lender that will do them? I'm sick of turning these borrowers away! There has got to be someone else out there! They still sell them for goodness sakes and the people that are buying them from the manufacturers have GOT to be buying them with a loan and not cash!! I am losing ALL kinds of business not having a relationship with a lender that does these types of loans! I know a lot of other brokers that would love to know, as well as the Active Rain community members who are in the dark on it as well!!

C'Mon people, think, think, think!!!!! What a market us brokers that don't have a relationship with these lenders could have!!!

The only people I know require it to be a double wide min. and attached.  Title needs to be eliminated and it has to be built before 1979 i think.  If you signed up FHA you can go that route as well.

if it is on a permanent foundation you can do them Rural or FHA, must be a doublewide and I think built after 1986. Call me if you need an expert!

FHA and VA are the best for manufactured homes with most private lenders leaving the market several years ago.  Also, some local banks and credit unions who have the ability to hold the loan in portfolio will also do them.  The major stumbling block with FHA is the foundation engineering inspection which can be both costly and delaying. 

The abandonment of this segment of the market has devastated the values of manufactured homes which make up a good percentage of the housing in my market area.  Many dealers and even some manufacturers are going out of business due to lack of financing options.

Northpointe Lending does mobile homes.  However, their geographic reach is somewhat limited.  They lend in Michigan, Ohio, Indiana, Tennessee, Kentucky, Georgia and Alabama.  According to their website, they do things like:

  • Manufactured Homes on land – any year
  • Vacant land/Hunting Property – unlimited acreage
  • Unusually zoned properties
  • Modular or packaged homes
  • Log homes/Berm Homes/ Dome Homes
  • Mixed-use properties
  • Multiple buildings on one parcel
  • Hobby Farms
  • Vacation properties – large and small

I know it won't help you up in NH, but it may come in handy to someone in one of the listed states that comes across your post looking for a lender that does manufactured.  Their site is www.northpointelending.com .  Sorry I couldn't be of more help.

Vanderbilt does new and existing MH loans as well as lot loans.  They are primarily a retail shop and are partnered w/ Clayton Homes, but they have a broker channel as well.

Richard - thanks for the info.  I suspect the modular/manufactured housing market is suffering everywhere (and probably more than other property types).  But I haven't seen any headlines about it...

You may already know this but there are differences between Mobile and Manufactured Homes.

Below are the primary differences between a Mobile Home and a Manufactured Home.

Mobile homes are factory-built on a permanent chassis constructed prior to enactment of the HUD Code on June 15, 1976.

Manufactured homes are factory-built manufactured under the Federal Manufactured Home Construction and Safety Standards Act, commonly known as the HUD Code.

Hi Abbie,

The only way to do a Double Wide Mobile is through FHA and you can use the Down Payment Assistance Program. Ironically I have been closing on the average of 2-4  Mobile Home Loans using the FHA loan and 2 of them had a score of 569 and it was approved by manual underwriting.

It is imperative that lenders as well as all others in the Real Estate industry, learn the true terminology.  As stated above, if built after 1976 to HUD guidelines which is evidenced by the HUD tags on the exterior and the HUD Certificate inside the home, trailer and mobile no longer apply, but manufactured is the correct terminology.  As well as those offered above, some local banks still offer portfolio loans for manufactured homes.
