Short Sale... Should Be Called Ridiculously Long Sale!

By
Real Estate Agent with Remax First Realty II 0790808

While short sales are not a huge part of buisiness we do have a couple of them listed.  Both of them are currently under contract, but stuck in the negotiations (with the bank) phase.  We have attorneys handling the negotiations for both since we don't want to waste our time doing the negotiations. It can be hours on hold to find out that they need another copy of a bank statement or no answer at all.

Both of these short sales are condos and have been on the market for more than a year each.  Both have been under contract since the Spring.

Each week I check in with the attorney's offices asking for an update.  Today, both attorneys had updates that were somewhat positive.  I then called the agent representing the buyer for each to give them an update.

One of those agents came up with the title for this post, I wish I was that creative.

So we're still plugging away to get these two listings sold.  Hopefully the buyers will remain patient enough to get to the closing table.

How about we just call these "Short Sales" what they are?  RIDICULOUSLY LONG SALES!  There is NOTHING short about them!

Hi folks, good for you having stuck with these two deals and finally making some progress. I never understand banks as to how they handle these deals. you would think they would put some resources in this area and get the ball rolling. I guess not!

I'm in the same bucket right now.  Two short sales: one we can't find the buyer so it's back on the market; the other just drags on.  I don't negotiate either. Ugh!

In Michigan after the Shorter than a Millennium Sale falls apart we have a redemption period of 6 months after the Sheriffs sale or after the foreclosure. If the house is purchased  by the bank holding the lien at a low enough price we can put a sale together during that time.

When Short Sales first appeared 6 o r 7 years ago, I made the decision to refer them out.  Several friends advised me I should list the short sales, they told me that I was losing a tremendous source of potential income.

Maybe, maybe not.  Looking back, and realizing how long these took, I am glad I made that decision.

Oh it takes such patience and determinatin to stick with it. That is smart having the attorney slug it out and leave you with time to do more productive things.
