"What's the interest rate on a 30 year fixed rate mortgage today? What about a 5/1 adjustable rate mortgage?"
I get A LOT of quick phone calls and emails asking these questions. Even face-to-face, someone might forget to say "How are you?" and go right to "Hey Joey...what's today's rate?"
Would you like to know what the interest rates are for homes in Southern California every day without having to call anyone?
I can put today's mortgage rate(*) on your cell phone every day.
How? By sending you a text message using Twitter.
It's easy...just follow these seven steps.
Click HERE and create your user name and password. A user name is like an online nickname.
Then Twitter will ask you to invite your friends. If you don't want to do that yet, just click the tiny word "skip" at the bottom of the page.
Now add your mobile phone. Click on the right of the page where it says "Take Twitter with you!" and follow the instructions.
That's it. You will get a short mortgage loan update on your cell phone every day!
If you want to turn it off, just go back to the Hemet Home Loans Twitter and, click "Device Updates" and change it to "Off".
If you use instant messaging, I can do that, too. Or you can visit my blog and I'll put the interest rates on the side every day in the box that looks like this:
Some people use Twitter to keep in touch with their family and friends. My Twitter username for that is @joeyloans. Here's a video that explains how to use Twitter for more than just the mortgage rates:
*IMPORTANT NOTICE: The interest rates that I'm posting on twitter are base rates. They're estimates for someone with excellent credit buying a home as their primary residence with 20% down. Investment properties, cash-out refinances and credit problems can all affect the costs of your loan. You can also get a lower interest rate by paying upfront interest. To find the best rate for your particular needs, just call the Hemet Home Loan Guy's office at 951.571.5717 or fill out a quick online application.
Jason: Hey...a free system to instantly communicate with an unlimited amount of people who want to hear from you? It's a no-brainer. My downside is this...what if folks lock in their interest rate and rates start dropping? It complicates things, for sure. I'll just have to clearly communicate the dynamics of locking and floating to the folks that find me on twitter. When you're on there, follow me and I'll reciprocate.
Hi Joey - love this use for Twitter. I play around there, but haven't tried to tap into it for business....yet. Your post just may inspire me to do just that - thanks!
Joey, I did set up my Twitter account but I think I told you before how much I like text messaging (NOT AT ALL). As soon as our son left for Iraq again I took the unlimited text messaging off of our service. I just have to remember to put it back on when he gets his two week leave. Last time that little mistake was costly. I guess you can use Twitter on the computer but haven't totally figured that out.
Ann: From time to time, just like on AR, I'll spend a while on Twitter being very social. But I don't have the time to do that often and mostly use if for business. I love that my blogs feed to Twitter and that I can put a Twitter badge on my various websites. That type of inter-connectedness pays off in google juice and it making it easier to get information that people want in their hands.
Marchel: Rich Jacobson wrote a great review that gives all sorts of tips and links to other posts in the blogoshphere. "The What & Why of Twitter" - Social Network Review . You will find ways in that post to overcome your resistance and solve those problems. Good to hear from you again.
Julie: I'm doing okay. Thank you for asking. I was dreadfully sick for a while there...took more than a week off (that's never happened). I hope you are doing well, too. Thank you for visiting!
Joey! Congratulations! You're featured on Mortgage Pro Week in Review! Look for it tomorrow! (too funny the security word for this comment is BLACKBERRY!)
Eleanor: Thank you. And that is funny! Hey, I really appreciate your comments on that e-Book project. I think the rewrite is superior and lends itself towards that publicity idea. You're a good friend.
Joey, great information about how to use Twitter. I'm still a newbie but am looking forward to using it on a regular basis. Waiting to trade my TREO in for a Blackberry so that I can get emails again. Never get a TREO...UGH!
Diane: Thanks for visiting. I have a personal twitter @joeyloans that you can follow and I'll reciprocate. And, I actually do have a Treo- it works great for me. Of course, I use it mostly for it's database and internet, not so much the email. Come back soon.

Fantastic way to use Twitter Joey, now that makes sense to me. Hmmm, I might have to look into implementing this as well.
