Do You Need A Home Inspection?

With all of the various home improvement and fix it and flip it shows on TV today, it’s easy to get a false sense of confidence when it comes to buying a home. Though you may have the cash to buy a fixer upper that would not require a home inspection, it does however not mean that you have the knowledge and training to inspect the home thoroughly enough to avoid possible financial disaster. 

Home inspectors review the house from the foundation up. Inspections for termites and mold are done on the property to get  a true indication of the properties condition. The electrical wiring and fuse box as well as all functioning plumbing are thoroughly looked over for any code violations. The condition of the shingles on the roof are noted as this can cost a homebuyer a lot of money down the road. The foundation is checked for cracks and any larger structural issues. Interior walls are also checked for cracking which also might be an indication of something structural and expensive to repair. 

The  inspection for mold has garnered a lot of attention in recent years. In the past, mold was just treated with bleach and the closing moved forward. Today, mold testing is taken very seriously as some forms of mold can cause severe illness and even death. A house infested with mold can be extremely expensive to have treated. Make sure to check the mold report carefully before signing a the dotted line.

Some inspections will include a report on the home's appliances. Your inspector has a list of appliances that have been recalled and might be in need of repair. But more than that they can give you a good idea of the life left in each appliance. This can weigh heavily on the purchase price. 

Last, but certainly not least you want to have the heating, air conditioning, water heater and any other machinery included with the house inspected. A new air conditioner can easily set you back $5,000.00. Be sure to get an estimate of their condition and estimated life span.

No matter how much money you have, a home inspection is money well spent.

Good post. If the buyer declines inspections I have them sign off that it was against my advise.
