Kauai October 2014 Market Statistics

Aloha,

October 14 fell just shy of matching the number of Oct 13 sales, coming in with 78 sales compared to 80 for last Oct. The biggest change was in land, which fell from 15 sales last Oct to 10 for this Oct just past. There were 32 home sales in Oct 13 compared to 37 this Oct and 33 condo sales last Oct with 30 this Oct. Even though we fell a little short of surpassing last Oct, it is still the second best accounting in the last 6 years, with the low Oct being 09 with 50 sales.

Year to date the number of sales are up by 3.3%, going from 835 year to date last Oct to 863 year to date for Oct 14. The low year to date was – as expected – in Oct 09 which only had a mere 393 sales at that point in time.

While the number of sales are down a bit, sales volume is up by 22.5% with $54M in sales this past Oct compared to $44M this time last year. Looking back over the last 6 years, it’s clear we’ve come a L-O-N-G way from the likes of Oct 09 which only managed $29M ins sales, followed closely by Oct 10 which had slightly over $350K more. In Oct 11 there were $30M in sales followed by $36M in sales volume for Oct 12.

Median sales is down for residential, going from $580K in Oct 13 to $475K for Oct 14. Median for land is down by 7%, going from $286K to $265K. The condo median fell the most. Oct 14 posted a median of $238K off by a full 25% from the $320K condo median posted for Oct 13. Year to date median tells a different story for land and condos which are both up while residential median is down.
