About a week ago we got a new listing. It was a very well price listing and I just knew it wasn't going to take long to sell and yesterday we got an offer. Today we have a verbal agreement and are waiting on signatures. Then the seller said something that made me question who has to sign the contract so I went and researched the deed.
Oops, red flag. I won't mention at this time what that red flag is because it's an on going transaction and I don't want to compromise it. At some point in the future I will write about that subject ... once we have a closed transaction and happy sellers and happy buyers and it will be no harm, no foul and the "red flag" issue has been removed.
But what I do want to talk about is where I got the answers I needed on a Saturday. The answers I needed immediately for my client. It was from an attorney that we are happy to have on our list of vendors we recommend. I sent a text to his legal secretary (who also happens to be his wife) at 3:33 and by 3:42 on a SATURDAY afternoon I had an answer.
Now I didn't ask them to address the problem on the weekend at all, but now I know that first thing Monday morning I am going to have to get documents and names and addresses to the attorney so we can get the issue I discovered resolved quickly and not hold up the sale of this property.
Just one more reason that buyers and sellers alike should choose Lane Realty. We have wonderful working relationships with lenders, attorneys, surveyors and appraisers that we can reach out to for answers and solutions on the weekend.
