October 2014 Daytona Beach Condo Market Report

In the October 2014 Daytona Beach Condo Market Report, a movement of high end luxury sales returned to the area with gusto. Search all condos for sale in the Daytona Beach, New Smyrna Beach and Cocoa Beach areas.

An analysis by The Wyse Condo Team at Keller-Williams Realty in Port Orange, FL, shows another strong month of condo sales in the Daytona Beach area. A flurry of five luxury condos sold during the final week of October with each selling for more than $500,000 and one selling for more than one million dollars.

According to data from the Daytona Beach Multiple Listing Service (MLS), 54 condos sold in the Halifax beachside area in October 2014 with an average price of $233,735. In October 2013, 68 condos sold for an average price of $215,796.

“Although the volume of units sold didn’t break last year’s mark, the average sales price was more than $17,000 higher than it was in 2013,” said Ron Wysocarski, leader of The Wyse Home Team and The Wyse Condo Team. “ Beachside condos are selling for much more than in 2013 and both buyers and sellers are happy as the market is still 15-20% below the peak, which presents great opportunities for buyers and sellers alike.”

According to Daytona Beach MLS data obtained for this October 2014 Daytona Beach Condo Market Report:

  •  In July 2014, the average condo sales price was $231,484.
  • In August 2014, the average condo sales price was $269,296.
  • In September 2014, the average condo sales price was $288,361.
  • In October 2014, the average condo sales price was $233,735.

The highlights of the October 2014 Daytona Beach Condo Market Report in the Halifax area include these luxury condo sales:

  • A $1,050,000 condo sale at the Aliki Tower condos in Daytona Beach Shores on  10/24.
  • A $725,000 condo sale at the Bella Vista condos in Daytona Beach Shores on 10/24.
  • A $690,000 condo sale at the Ocean Villas condos in Daytona Beach Shores on 10/28.
  • A $655,000 condo sale at the Ocean Villas condos in Daytona Beach Shores on 10/31.
  • A $556,000 condo sale at the Tuscany Shores condos in Daytona Beach Shores on 10/31.

“It was encouraging to see the return of the luxury condo market on the beachside last month,” Wysocarski said. “Condos selling for more than one million dollars only occurs a handful of times per year.”
