I have not had cause to use the "My Referral" button on my home page until the last day or so. WOW! What a way to get hooked up! I feel confident that any who responded would be a great choice in assisting my client. Now, the issue is choosing among great responses.

However, if there is a remote chance that someone from that area might be wanting to trade...that could solve the issue. Plus, my client has given me a lot of leeway in concessions and planned price reductions starting soon.

(Am I nuts for letting "planned price reductions" make its way to the Internet? Think of this scenario--you are out shopping and you find a high ticket item you really, really like. You know the store plans to reduce the price in the future. You decide to wait. The sale hits and you rush to the store only to find that someone bought the item at the higher price... Even in today's market I think we have all missed out on an excellent buy because of waiting too long.)

As it is now, the property is at $195K. The pre-listing appraisal was at $225K in April.  It is a unique property. Its tempting to advise demolition of the house and barn... However, they structures are still useable and have appeal to some people. There is so much that can be done with the property... PLUS, it is currently zoned county--no city taxes (YIPPEE!) Yet, you are only 1/2 mile away from the Long Beach city limits. So, the property IS in a well/septic area, for now... My recent conversation with Harrison County Zoning AND Mayor Skellie gives me a very strong speculation? that Long Beach Water and Sewer is still 5 to 6 years away.

Think for a minute. What has been your experience in buying property that converted from well/septic to city water/sewer? What happened to property value?

As usual, I did not stick to my original intent of the post. Darn! Some things never change. Okay, 2 non related conclusions:

  1. I think using the Active Rain Referral system is a great tool that will benefit the end buyer and seller. No bull! Its straight forward. You get honest and personal responses from agents who know the area and obviously are willing to work for YOU.
  2. I understand the point that some FSBO's have made to me. (They know so many REALTORS, its impossible to choose without hurting someone's feelings)

Respectfully to Owners selling your own property--If you choose 1 of us for listing, all of us can show your home and any of us may come up with the buyer.

My solution for Buyer Agent Referrals: I will present all responses to my client. The choice is hers. From what I have seen in responses--she can't make a mistake, they are all good choices. However, if anyone can come up with a trade????
