You have found the house of your dreams in Northern Virginia, submitted an offer and now you are just waiting for the exciting good news that the house will soon be yours.
And then you get the news that they have rejected your offer. What is next?
If they rejected your offer outright, you can modify it and resubmit it. Keep in mind that if they have completely rejected your offer, there is likely another offer that they selected or your offer was very far from what they were looking for.
If they opted to counter your offer, now you need to consider their offer. Keep in mind that by countering your original offer, they have taken it off the table. The only offer that remains valid is the one that they are now making to you.
You will make the necessary changes to their offer (or accept it as presented), sign all the paperwork and resubmit it to them. At this point, your offer is the only valid offer between you and the seller (meaning that they cannot now sign your original offer unless you agree to resubmit it).
This back and forth can continue until both parties agree to the terms and sign all the paperwork. At this point, you have a ratified contract, and the real work begins.
