To get the best places and be ahead of the crowd, you need to be prepared.
You can gain an edge over others by following these few simple steps:

KNOW YOUR CREDIT SCORE
If you don't have a recent credit report, get one before you start looking for an apartment (go to freecreditreport.com). Nobody expects perfect credit if you're renting, but a score above 580 or 600 is a plus. If there is a reason for a low credit score and you have documents to back it up (medical, divorce,etc) you can try to explain your situation.

KNOW YOURSELF
Do a background check on yourself, this is always a plus.
Most people who rent do them. You can get one for $9.95 at People Smart

LINE UP A FAN BASE
Prepare a list of references in advance. It may sound silly, but it works.
Neighbors, friends, politicians, people from your church, synagogue, etc.
Have them write you a good character reference letter.

A LETTER FROM YOUR LANDLORD
Get a letter from your last landlord that brags about what a wonderful tenant you were and how the rent was always on time.

GET A LETTER FROM YOUR BOSS OR COMPANY
This is a major plus if you have bad credit. Make sure they state how long you have been employed, how exceptional you are at your job/career and a contact number if the landlord needs to ask any questions.
This also works with college professors and documented loans you may have that will help you pay the rent.

GET A CO-SIGNER
Have bad credit? Find someone who you know that doesn't.
A co-signer can be anyone: From your parents, rich uncle, good friend, sugardaddy, etc. Make sure the co- signer understands they are responsible for your debt if you do get into any trouble with the person you are renting this apartment from.

XEROX EVERYTHING
Photocopy your driver' s license, Social Security card and work ID.

FIRST IMPRESSIONS COUNT
When you meet with a landlord/property manager, dress nicely, be on time and bring all the information you've assembled. Owners want to know who you are and that they're going to get paid. Provide them with these assurances, and you move to the front of the line.
