A Home Looks Perfect To The Untrained Eye!

 I'll admit it, I don't know EVERYTHING about houses.  I'm not a carpenter, not a stonemason, not a plumber, not a roofer.  I've never read builder's code.  Sure, I've learned a "few" things along the way and have a critical eye for the things I know (watch out wood rot, I see you there!!).

But often enough a home will look almost PERFECT!  Seriously, the home is only a few years old, has all the bells and whistles, made of low maintenance exterior, what could be wrong??  After all, the home was approved by the builder and the building inspector, so NOTHING could be wrong, right?

Unfortunately, WRONG!  A home is only as good as the worst day of the subcontractor or supplier that built the home.  A wrong box of nails picked up, maybe that tube of caulk ran out 6" from finishing that window seal at the end of Friday, yeah, we'll get that Monday....

And we're going to skim right over what may have happened after building approval when the owner did a few DIY projects or hired someone from the local Big Box Hardware Store parking lot to do a few "extra" things around the home.

The biggest things are often almost invisible to the untrained eye.  Would you think to run a tape measure under the brick veneer to make sure it's adequately seated on the foundation?  Follow vent ducting and make sure air intakes and exhausts are in the right place and of the right size?  Know how to take a look at the innards of an electrical panel and know if there's a "burn the house down" condition lurking?

I'll admit, I don't and I wouldn't, but we know people that do!  It's why we feel a home inspection by a PROFESSIONAL home inspection team is so critical to making sure that you find out the imperfections of that PERFECT home.  We don't know what we don't know, but a specially trained and experienced home inspector knows what to check because they're seeing it day after day, home after "perfect" home. 

Those  home inspector dollars may be the best money you'll spend and ensure you're an informed buyer.   And we've got the inspection negotiation period to determine which items we can get the seller to repair or if maybe it's time to walk away from that "perfect" home.

BLiz, when it comes right down to it, I pretty much know what I don't know. We learn as we go along, but I tell our clients we need to bring in the professionals to give us their opinion on the roof, the HVAC, the electrical, and certainly anything structural. The disclaimer they sign says we don't know much about anything beyond the real estate deal itself.

Kathy, There are just too many parts for most people to know them all inside and out, even a former builder.

Tom, Same here, I've learned a little about a lot of things, and a LOT about a few things, but this is a case where I want the professionals doing their thing, it's truly in the best interest of our buyers.

Liz and Bill, we built a house three homes ago and the builder really baulked at a home inspection.  But, we did it anyway and it was the longest report I've seen in my history of being in real estate.  A real eye opener.  You're right, it's only as good as the poorest day of the contractor.

Yes, I agree, and often home built a few yrs ago, during the great recession have a lot of issues as many did a very cheap job. They often cut corners in things that aren't so noticeable (e.g. 1/2" plywood rather than 3/4"), roofing, etc...things you don't easily see. Costs a lot more to fix later.

We have a Tennessee Disclaimer that basically says, I don't know anything about anything other than real estate. If a buyer asks me about something during a viewing, I simply say, "That doesn't look right, you may want an inspector to look at it." That's it. I encourage buyers to get a home inspection and not rely upon my limited knowledge.

Hi BLiz - this is a perfect article for those new or newer home buyers that say "I don't need a home inspection; the house is brand new!"  New/newer homes aren't any more perfect than 20- to 30-year old homes.

Beth,  Definitely!  Hire a pro to give the home a check up!

Eric, And it some cases maybe even less perfect when new because new things are being tried, and perhaps the best way isn't learned until a decade of using a technique has passed.
