This home is on acreage with an incredible view of the McKenzie River, about 25 miles upriver from Eugene Oregon. Our redesign was done using under $200 in new accessories, plus our normal Staging Redesign fee. We reconfigured what was on the property and were thrilled to hear that the Realtors and the homeowner were VERY HAPPY with the transformation. The realtor had already helped the homeowners clear out a lot of their things and the finish work we did was made easier because of this.

The entry was a little bit of country (window ledge), a little bit of Tiffany's (coffee table lamp) and a little bit of fishing on the dock of the bay (picture). We picked a theme - hung up our coats and stayed a while - just like we hope potential buyers will now do when they come to the property!

"Those miniatures on the window ledges are quite a special collection - let's pack them now so that they will be safe":

A garage, a storage facility, a family room, a library? And wait a minute...shouldn't the lawn swing be on the lawn?

With a little re-organization, this room is a great hang out for the guys with a work table for tying flys and making wood miniatures; a comfy place to sit, read a book and smoke a pipe; and room for a rack to hold all those fishing poles and sports paraphernalia that were hiding behind the lawn swing...

This is the only full bath in the home. In order for it to show as a more grown up space, the blue and yellow fish from the shower curtain have now left the building!

The game room holds a hidden treasure.

The doors on this cabinet open to reveal the most awesome bar. Good thing our Staging Agreement gave us permission to open cupboards, drawers, etc!

The old 'bed at an angle' trick works every time!

Some things are just better left at Goodwill (sorry, grandma). And yes, this bedroom has everything, including the kitchen sink.

Wait a minute...why am I so distracted from my office work (see desk behind overstuffed chair and a half)? Is it because there is a FANTASTIC VIEW from this sitting room overlooking the river? Let's add more seating and make this a "sitting and having a sip of lemonade as I watch the river flow by" room!

Almost forgot the kitchen...this area has been nicely upgraded, although as a redesign, it is probably the least dramatic transformation in the house. There was some colorful glass fruit hiding in the pantry. It is now in a basket on the table.

Some Stagers don't care for Redesign - others thrive on it. We are always amazed at the treasures we find when we do one. This project was no exception! It was a LONG DAY, it was a REWARDING DAY, and the Realtors and homeowner were SO HAPPY - makes you go home with a smile on your face when you feel as though you have been of positive service to your clients!

Janis - great job staging with very little expenditure!  Lots of fun looking at all the before and afters.  But I am very impressed also with the owners of the home - it's obvious they spent a lot of time cleaning and organizing, and just needed some help with presentation, which you were able to give.

Janis ~ What an incredible transformation -- all of the rooms were carefully thought out and you've given each space a defined purpose and focal point.  I love seeing where you placed items from the other rooms.  Great creativity here!

What a nice job, Janis!  I'll bet you got your exercise on that one!  That looks like a huge house.  The subtle changes you made add up to a much more appealing home.

Thanks for taking us on this tour, Janis. My favorite room transformation is the "sitting and have a sip of lemonade" room.

Janis,

I am finding that the challenges of redesign provide the most rewarding results.  I love it.  I am also jazzed by the homeowners delightful reactions to the transformations we make to their space.

Good Job.

Janis- Very nice job, but I am a little confused. I thought a "redesign" was when we worked on a home that was NOT for sale. That's what it means where I live. Is that not the case in other places?

Great work!  The chairs on the window are so cute, but I'm sure it distracted from the view.

Janis ~ I agree with Elaine's comment that a "redesign" is where we work in a home that is not for sale.  If it's an occupied home for sale, it's usually called staging an occupied home .... do you still call it a redesign?

I saw your  remake after  googling "Mckenzie riverfront real estate Oregon." The next item on the site is  pertaining to my web site. We do Banner ads on rivers or Lakes of your choice for just  $100.00. We have hundreds of potential  buyers viewing our site. www.nwwaterfrontrealestate.com

Sorry not to respond for so long. I've been up to my ears in a huge landscape project, buying a new car (I love my pre-owned Sienna Symphony) and a rush Staging job. I'm not sure why so many of your comments didn't appear in my business email box to prompt me to respond sooner?!?!?

Kristina - yes the chairs were cute - I'm not sure if the homeowner made them or if they were "found" items. Very distracting so they were one of the first things to go.

Elaine and Maureen - I call Staging an occupied home a Staging Redesign since I'm using the homeowners own things. Whether I'm working with the clients' own furnishings "to live" or "to sell", it seems to me to be the same process, and a much different function than bringing my own props into a vacant. - Maybe I should re-think this?

I've often mentioned to Staging colleagues that the best way to make a decent living as a Stager is to optimize how we work.
