Does the Time of Season Make a Difference in the Market?

On some days there are more Buyers than other days.

 

Winter SeasonTop selling seasons differ in various areas of the country, and the climate has a lot to do with it.  For instance, late spring through early fall are the major listing seasons in many areas, particularly in south central Pennsylvania.  Houses are inclined to “show” better in those months than they do in the heat of the summer or the cold of the winter.  It seems people like to do their shopping when the weather is pleasant.

 

Season Spring

Even though seasonality seems to make a difference in the market, keep in mind, the competition will be greater in the late spring through early fall, so you may have an “edge” by selling in the “off” season, when the inventory is less.  If a buyer is serious and motivated, they have no cares about the time of year. Remember, it only takes one buyer to successfully sell a house!

 

In reality there are buyers out there 365 days a year.

 

On some days there are more Buyers than others.

Noah, inventory seems to be low, and I'm having difficulty getting people to list, most seem to want to wait until spring like everyone else.

Good morning Bette. I am doing NO less preapprovals these day than I have been doing the rest of the year, that always tells me there is no right season to put a home on the market.

Bette, There is a lot of truth to your logical statement.  Motivated buyers are looking all the time. I've had buyers our on Christmas Eve looking at homes. It only takes one buyer ...

I believe having less competition is a very good thing and wouldn't hesitate to list during the winter holiday season.  I've done it in the past and we had a good experience.

Lenn, Since we are located in a "hub" we see a large amount of relocations, but as you said, most of that business is in the spring.

Mark, some do use the "seasonal excuse," but the MLS stats provide us with good information about the market slowing down.

Bette -- I had two calls this past week from people who want to list... but would like to wait until spring.  They don't (yet) realize that it's best to list with less competition as you have so correctly stated.

Hi Bette,  We are in Northern Indiana and get a lot of Lake effect snow and cold temperatures, so those buyers that waste your time looking for homes, just for recreation, are home where it is warm.  The serious buyersw are out in force during the Winter months, so the best time to list a home is just after the holidays.
