"All About Me" Offers get less....or nothing...

  We received a “no skin in the game” offer recently……very little earnest money, lengthy closing, no buyer information, a larger than closing cost credit amount than would be incurred ….and no pre –approval.  The agent also neglected to indicate agency,… no financial information included as required, and the contract did not indicate, a required, that she as working for either the buyer Or the Seller.

   All About meWe encourage every offer to be a "work with it " offer....this one had no common ground.  The selling agent asked for documents....they were already on  MLS and we sent them again.  The Sellers were exceptionally well prepared and had a pre-inspection which was sent.   We would love the Sellers to have a merrier Christmas and the Buyers to have a new home. We understand the push back we may get being "I had to write what the Buyers wanted me to write."

    Ms Selling Agent...did you explain to the Buyers...who have  bought other houses in other cities she says,....that you have given the Sellers nothing....not even close in any aspect of the offer. Both the agent and Buyers are "experienced".... very sadly for our Sellers ...

   This is not a Buyers Market...and the Agent and the Buyer have now added the "ill will" ingredient by writing the "it's all about me" offer. Were the Buyers playing the ..."see if they will take this" game....at what expense...

I'm laughing out loud.  One thing you don't know is that the "offer" you received may not be the only one the agent sent out.

These folks are not serious buyers and probably sent the same offer to half dozen other listing agents.

Fact is, a licensee doesn't have to write these things.  We are hired to represent serious buyer/sellers within the guidelines of agency in our state.

We're not indentured.

That wasn't worthy of sending.

Agreed....it was not worthy of sending...or the agent's time....guessing that while we don't see multiple offers by the same buyer....that were "confronted"...these kinds of  buyers are on to the next agent...who will of course...(not) get the offer accepted.

Not much earnest money shows little faith and doesn't give me or the seller much comfort either. Hope it works out though.

Sally and David, unless you have another offer, my incination would be to work with it.  I've sent back counters on worse offers than this one, and eventually had them work.  Of course, it's a whole lot more fun when the other side are being jerks and the perfect offer comes in from great buyers!

 We do not remember Patricia Kennedy ever getting a worse offer. We have, when there were more short sales gotten some that quite strange but our instruction is always to counter just in case there is a ray of common sense hope. We will see how the rays play out in this transaction.

There are ways around responding at all...the rules have changed slightly Jay Markanich...the Selling agents want to be sure that their offer was presented and that can require initialing the "rejected" box as opposed to the olden days of just letting it die.

The "write a crappy offer and see if it sticks" approach to selling property!  Gosh, I wouldn't have the time to do that.  Not even worth responding to.

It all depends on how bad they want to sell. I would counter their offer.
