How to hire a Builder or NOT

  •  Meet with the builder face to face before you buy a lot or invest in plans.

  •  Exspect to dish out a retainer of at least $1000.00. Cost estimation is a long and tedious job and no builder worth your time will do it for free. General estimates are free.

  • Know what you want in terms of materials. 

  •  Discuss varying methods of construction..IE stick built, panelized, Sips, Modular

  •  Know the market as best as you can. Consult with a knowledgeable Realtor.

  • Ask to see proof of workman's compensation insurance coverage (when applicable) and liability insurance.

  • Agree on finance charges and a payment schedule. Pre qualify with a lender.

  • Make sure you have guarantees and warranties in writing.

  • Agree on start dates and finish dates for the project. Have these dates written into the contract.

  • Make sure the contract is specific, including details about, materials, colors, brands and models.

  • Verify the contractor's name, address and phone number. Be wary of builders who give you pager numbers rather than land-line phone numbers, or post office boxes rather than street addresses.

  • Request references on similar work performed by the builder. Ask to see a job in progress, and ask for the name and number of a customer who had work done over a year ago.

  • Obtain two or three general bids. When comparing estimates, be sure each one is based upon the same set of plans, specifications, and scope of work.

  • Check with professional associations and licensing boards (LLRin SC) to verify the builders records.

  •  This is just a starting list of what to do. It is a complex and time consuming process when done correctly. But the rewards of having your dream home are well worth the efforts.
