Alameda City staff has selected a finalist to develop Alameda Point

Alameda City staff has selected a finalist to develop Alameda Point, the waterfront town center.  Their recommendation of the Alameda Point Partners to build 800 homes and as much as 200,000 square feet of commercial uses on a 68 acre portion of the Point will be presented to the Alameda City Council meeting on Tuesday, November 18 at City Hall at 7:00 pm.

The council will then consider approving an exclusive negotiation agreement with the development partnership.

There were originally nine teams which bid for the right to develop the property.  That number was whittled down to four finalist by City staff who finally chose Alameda Point Partners and Canadian development company Brookfield Residential.

City staff will be recommending the city move forward with the Alameda Point Partners “because of the quality and diversity of developers in the partnership and its development approach and their high level of confidence in Joe Ernst who helped develop Harbor Bay Business Park.”

The city is requiring $108 million from the development partnership for the property, including $88 million for sewers, parks, flood protection, roads and utilities; $5 million to accelerate waterfront park development; $15 million in cash; and $10 million for a new ferry terminal on the Seaplane Lagoon.

If the Council agrees to an agreement the developers will have 90 days to implement a phase zero to generate interest before development starts.

The election of a new Mayor and Council members may affect the signing of the proposed agreement.  Several of the new council people want to slow development.

That should make for an interesting meeting.

Alameda is a wonderful island community, with its tree lined streets, friendly neighborhoods, great schools and lovely architecture.  I write about what’s happening in Alameda in my Living in Alameda blog.  If you would like more information about Alameda please visit my Facebook page  Living in Alameda.
