Braemar Property Values: September-October 2014 (Arista Series)
It would not surprise me to find out that we were experiencing the coldest November in my lifetime, here in Bristow, VA. I was stunned that it was in the mid-twenties last night. Perhaps this means we're in for another polar vortex winter. Personally, I'd rather see more snow than temperatures getting in the teens. Alas, I have no control. My Mom always said, "Wish in one hand and spit in the other...see which one gets full first."
While I do list and sell Braemar homes, I have zero control of the overall market or neighborhood values. In this edition of the Braemar Property Value Report, we'll look at the sales of Arista Series homes, which include the Allister, Buckingham and Canterbury models by Brookfield Homes. These are the largest homes built by Brookfield in Braemar.
Unfortunately, there was only one sale of an Arista Series home between September and October. It was a Canterbury with six bedrooms and five and a half bathrooms, which included a loft and finished basement. It listed for $585,000 and sold for $580,000. If we take that $580,000 sales price and compare it to the averages from previous reports, we would see an increase in value of nearly 2% since last report and over an 18% increase in value since last year.
Again, looking at this sales stats, if you placed your Canterbury, Allister or Buckingham on the market, priced to current conditions, it may take over six months to go under contract. You may also expect a buyer to request over 1.5% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in January and will detail sales from November and December. Until then, I wish you all a very happy holiday season.
