While First-Time Home Buyers are Fervent, Repeat Buyers Fret!

While first-time home buyers take the mortgage process in stride, I find that  repeat buyers are less resilient to the change.

 

I don't think that age has to do with the behavior as I have first-time home buyers who belong to the baby boomer generation--but provide what is asked from them conscientiously and religiously.

 

I seldom hear my first-time buyers whine about some documents listed on the underwriting conditions. Most of the time, I am impressed at how they fulfill the tasks on hand at a very timely manner.

 

The theory that can be attributed to the repeat buyers' less receptive attitude and frustration is that when they bought their homes, the mortgage process then was much less restrictive and lenient.

 

Therefore, the huge change in the underwriting process overwhelms them. 

 

And the first-time home buyers are new to the whole process. Hence, they don't have any idea that the change in loan underwriting is more tasking and challenging.  What they know is that they are required to provide the documents without questioning why.

 

What do you think? Are repeat buyers more likely to sweat over the mortgage process than the first-time home buyers?

No, because the repeat buyers realize times have changed.  The savvy repeaters, most likely have been waiting for the market to take an upswing, and are aware of what the lending environment is like now.

I find what you say to be true most of the time.  However, some buyers who are first time home buyers in my area are very knowledgeable about the process.  They feel any deviation from what they have read on line is not justified.

Excellent points here. I have seen this with my own buyers, and I felt a little overwhelmed recently while working on refinancing my own home.

Good morning Maria. The current regulations have made the current mortgage process much to long and often tedious. It can be frustrating for any purchaser these days and it takes constant communication in order to take the process to conclusion.

Maria, I've had some repeat buyers actually drop the buying process and give up because of some of the hoops they've been asked to jump through.

Good morning. I haven't noticed a difference in responses from new/repeat buyers.  Most people just do what they need to in order to get the mortgage approval.

I have not seen any difference. I have seen that buyers these days know a lot more than buyers knew 10 years ago .

Maria, I think if the stage is set up front by the Lender and agent their is less reluctance's on repeat buyers verses first time buyers when signing all those conditions etc.

I've found that it depends on the personality of the buyer regardless of whether they are a first time buyer or not. It also depends on how the lender interacts with them throughout the process. I've seen lenders ask for the same piece of information three or four times after they've received it three or four times. That drives buyers up a wall regardless of how new they are to the process. (And it drives me up the wall because I have a client who is complaining!)

Important these days for home buyers to work with a qualified, experienced and knowledgeable loan officer, in other words, direct lender, and not an order taker. I have many home buying customers who are sitting it out for now.

I hadn't thought about this, Maria, but now that I do, you have a valid point. Repeat buyers did not have to jump through the hoops that they do today; hence there's a lot more complaining and 'fret'ing!
