It amazes me to see how Sonoma County shifts as far as the least or most expensive areas to live in. Twenty five years ago, the least expensive area was the Russian River, affectionately referred to as West County.

That isn't the case any longer, as more and more homes that were built to be summer cabins have been refurbished to allow year-round living. This included adding insulation, adding a heat source other than a pot bellied stove or fireplace, and adding dual pane windows. Many homes were also raised to avoid future damage, after being devastated from the floods most notably from 1986 to 2005.

Last month, the least expensive areas in Sonoma County were two of Santa Rosa's four quadrants, Northwest and Southwest Santa Rosa. Santa Rosa is Sonoma County's biggest city with a population of about 175,000.

Overall, Sonoma County had 396 sales in October with a median price of $487,450 which is a 7% increase from this same time 12 months ago. The average days on market county wide was 68.
