And The Number One Asked Real Estate Seller Question Is? (Ding Ding)

By
Real Estate Agent with MOOERS REALTY ME Broker License 106759

The on stage participants crank their head to the side and upward to see, hear the "survey says......" and the wait for it, wait for it answer to the real estate question.

The one where the crowded in, sardine like audience wonders too. What scores high or at all on the  overhead powerpoint poll.  For the most common real estate seller asked question results survey list. That gets followed with a loud bell or a buzzer.crowd picture taking photo

But it is not a game.

Until you are a seller of real estate, own a property that is lingering, loitering on the market.

Holding up your next step in life.

Some of the real estate seller mistakes  list item answers can come as a big surprise.

But "been there, done that" applies like in most experiences in life.

And you the owner of a property for sale gets to realize how the real estate list, market, sell (repeat) process goes. To be lucky enough to end up scoring tickets for a front row seat. The World, real estate audience to see a big bold reversed SOLD out front in the yard, speared in the lawn.

Sitting pretty, front and center at a real estate closing that gets the thumbs up.

Earns a clear to close memo from the mortgage underwriter. Or the legal beagle's smile and a green light. That announces after careful examination this real estate title is squeaky clean, free and clear. Or will be once the liens, the lint on the deed is scraped away. With a few disbursement items on the legal sized HUD-1 doing the "house keeping" to make it that way.paris france sunet photo

So everyone sits down in a row around the conference room real estate table.

For the much anticipated, hard fought battle of patience and perseverance to have a house sale.

For the passing of the keys, sliding the checks. Lots of trees killed to create the paperwork that causes the room  writer's cramp.

Before the everyone stands up, it's grab your coat and hat time. Shake hands. Smile, cry, or inbetween. It's high time to remember where you parked outside the bank or lawyer's office. As life goes on.

And like last call when the bright blinding lights come up, the music stops creating heavy dead air.

You are told thanks for coming, drive safely. We don't know or really care where you go but you can't stay here.

What factors it takes in the lining up the real estate planets to have a successful real estate property sale?

Reduce it all down, you'll end up finding only two big reasons why real estate does not sell.

Sellers need a lot of patience and should listen to the agent and the stager when they makes suggestions that will make the house more appealing to the buyers looking online

Ed ... So true. You sound like you have been around these real estate rodeos for a spell. Seen the ups and downs of a few markets. Do what the professionals instruct, not what you the green seller thinks would help. Unless you don't really want to move. And you kinda, sorta listed it just for something to do. Selling real estate is an adult game. Serious and not child's play.

Andrew,

I think Ed Silva expressed it perfectly...many need to learn patience, it is one of those qualities that we all need to practice up on.  Happy Saturday, A

Andrew, homes that are priced well and show well sell. If it's not priced right, spending money on staging and marketing is just a waste.

R and A ... The seller is thinking this is like watching paint dry slow, exciting. Education, provide the expectations and let them see the process. The behind the scenes of this is how it works in the local and national real estate market list, twist, sell.

BA ... Overpriced homes help sell ones that are not. Mainer's are furgal, dickerers and taught the life skill as young grasshoppers about getting a deal. Or keep looking, shopping, doing your home work.

I agree with you.  We see to many people that don't listen to the Real Estate professional .... and names their own too high of a price.   The Agent needs to do the duty that is given them, which is everyhing they can to market the property.

I just don't understand why so many don't listen to the professional in real estate.  Do these folks also argue with their doctors. lawyers, accountants?

Sometimes there is no reason why a house is not selling. Then one day the right buyer appears and all is well again!

Hi Andrew.  All properties sell if priced right and exposed to buyers.  Great blog.

LJ ... Just say no when the price is too high, to avoid the dah... why is my property not selling. There would be no over priced, bloated priced property listings on the MLS conveyor belt if agents, brokers said no. Like a doctor or lawyer that the customer, client, patient ignores their advice. You can not help them. Walk.

GS ... It is the can do it byself, can't be that hard and knowing enough to be dangerous.

L& S ... The marketing, pricing are the two punch to if it sells or not. The price is right but the marketing is not so hot. Not the right combo. Or nor is the priced too high but super duper over the top marketing... nope. No bank appraiser is going to thumbs up those over priced ones ... to let them pass for the clear to close instructions that follow. Or should.

CA ... Amen. Pencils down, you get a 100.
