With New Home buyers coming to town in a couple of weeks, I'm preparing them for the market here in Loudoun County by:

1.  Qualifying them to focus zero in on their safe price range.

2.  Previewing new home communities with homes in the buyer's price range, style of homes (Rambler) and lot sizes.

                                                          
3.  Briefing the builder's representative on the home buyer's needs and price range.  Registering the home buyers at each builder's site.

4.  Taking photographs of the exterior and kitchen of the builder's model and any home in inventory.  Not many homes in inventory in Loudoun County unless a buyer recently lost financing or relocation plans.  It happens.

5.  Determining estimated build-out times for each builder in the qualified price range.

6.  Sending the information above to the home buyers by UPS.  Relocating home buyers love to get packages and appreciate the builder's brochures and printed material included in the package.

What's accomplished by the above previewing?  For one, the builder's representative will know you when you return with the buyers. 

1. The buyers will have had the opportunity to get to know the builders in the area and in their price range.  They will also see the different home types, styles and details for each community and the homes available.

2.  You'll be recognized as the local new home expert.
