This is a recap of Muir Terrace condos for sale along with a recap of market activity for the affordable Monterey Hills complex. Statistical information for this report has been gathered from our local multiple listing service(mls) as of November 22, 2014 and may not include all activity.
Muir Terrace is a 90 unit condominium complex in the planned community of Monterey Hills in the city of Los Angeles and was built in 1982 and is located at 3961 Via Marisol. Located just east of the Arroyo Seco Parkway, Monterey Hills or “The Hill” features approximately 1800 condos and townhomes in a variety of complexes in an idyllic hillside setting which on hand is secluded yet is surprisingly convenient to Downtown Los Angeles, USC Health Science Campus as well as the San Gabriel and San Fernando valleys via multiple freeways and two Gold Line light rail stations
Like most of the complexes in Monterey Hills, Muir Terrace features resort-like grounds with mature landscaping with a pool, spa, lounge area, fitness center, sauna and recreation/meeting room.
There are two lobby areas and two elevators that serve all three floors of living. While most units have in-unit washer-dryer connections, there are multiple common area laundry facilities on each floor as well. Parking is subterranean.
The single level floor plans range from one bedroom/one bath to two bedroom/den/two baths(often called three bedrooms) with approximately 769 to 1350 square feet. Many of the first floor units feature patio areas that seem nearly as large as the condos. Upper floors features balconies accessed off sliding glass doors. Many of the top floor plans feature higher ceilings and clerestory windows.
There is currently one Muir Terrace condo available for sale. Newly listed, it is a second floor unit with two bedrooms/one bath and approximately 995 square feet priced at $299,000. So far in 2014, there have been just two mls-reported closed transactions. A two bedroom/two bath floor plan with approximately 1011 square feet sold for $345,000(list price $349,000) in January. In February of this year, a renovated two bedroom/den/two bath unit with approximately 1262 square feet sold for $428,000(last list price $443,000).
For full year 2013, there were six mls-reported closed sales ranging from $251,000 to $340,000 with an average sales price of $301,667(median sales price of $307,500). They sold at an average 102.09% of last list price and for $293.38 per square feet which makes Muir Terrace a very affordable Los Angeles condo option.
While inventory of condos for sale has increased in Monterey Hills in 2014, this is not true at Muir Terrace.
