One of the most difficult things for sellers is to look at their home through the eyes of a buyer. After all, you've lived in the home for years and have made great memories there.
You don't think twice about the cracked bedroom window or the bricks that have been damaged by frost heaves. You've managed all these years with a shower and no tub, and so what if your formica counters have a few chips. They're still functional, right?
Just as we don't like criticism about our family members, we don't like to think that other people don't LOVE our home as we do! As your REALTOR, this is one of the areas in which I can help you. Let's walk through your home and look at it through the eyes of today's buyers. I will give you a checklist of what buyers in our local market are looking for in a home. You can check off which items your home has and the condition. We'll use this list when we look at the comparable houses that have sold most recently. If you have a 3 bedroom, 2 bath Ranch with window air conditioners and another 3 bedroom, 2 bathroom Ranch with central air just sold for a certain price, your home may sell for less than that price unless you have other high ticket items that buyers want.
Unless it's called a "Handyman's Special" buyers in our local market still expect to see a well-maintained home with no structural problems regardless of price. They may be ok with the necessary cosmetic updates that they'll make, but they're going to offer a lot less if they also have to put in new windows, a new furnace and update the electrical.
Today's buyers have been influenced by real estate shows on TV and the views of their particular generation. Plus, they have expectations and the knowledge of what their money can buy based on following listings and sales online. Sometimes, their views are a little distorted, but it's my job to help you do as much as you can to make your home appeal to them.
