Barnstable County real estate activity. How Many homes sold? What is the market like?
When a real estate professional gets a question like one of those above, we need more information to correctly answer. Pros get caught in the purgatory of question-land where we have to decide if the question is just a friendly ice-breaker, or actually a serious question.
If it is serious, we all know, location is important. So is the type of property, and so is the condition. So, maybe we need to know the town and the neighborhood. Then we'll know what beaches, businesses, and amenities are available to the property and owner. Of course that means a serious social conversation would then start like, "So how's the market for a ten year old SFD, 3 br, 2 ba, ranch, with no garage, within 1/2 mile of a beach, with gas heat?" (Sort of like the prosecutor in My Cousin Vinny asking what the correct timing sequence is.)
The example graph below shows the results of a search that professionals complete for their own reference. These graphics help us to quickly see what the market is like historically. If history is an indicator, then looking at what HAS happened may help indicate what MIGHT happen.
This graph shows real estate activity in Barnstable County from 2004 to 2014. This is only for Single Family Dwellings (SFD) that are in the price range $0-300,000. Over the last 10 years, the number of SFD sales in this price range and in Barnstable County have seen highs of 129 units (10/12) and lows of 45 units (4/05). Other price points and property types will have different real estate information.
When real estate professionals get the question, "What is the real estate market like?," what goes through a professionals mind is, "As compared to what?, In which price point?, For what town?, etc." Because we take our job seriously, we hope to answer the question seriously. Of course, because we aren't in court answering "the correct timing question" we'll probably answer, "Well, 'Mr Curious', I was just looking at that data. Sales activity over the last 10 years have had its ups and downs. I'd be glad to send you that information. What is your email address? Are you looking to buy or sell or both?"
