Average Days on Market in Gilbert

 

 

 

The market had been trending upwards in the average amount of time it has been taking to sell a home in Gilbert, Arizona ever since June 2014 when the average days on market for a home was only 70.3 days before it sold. We topped out in August at 79.5 days on market before we finally saw a slight decrease in September where it was 78.1 days on market. But from September to October we saw a large increase in how long it takes to sell a home all the way up to 92.3 days on market. Traditionally the Fall and Winter months are a slower time for the real estate market in Gilbert, Arizona. These numbers would indicate more patience will be needed during this time of year by sellers in their efforts to sell their home. 

These numbers don't conclusively state that it is a buyers market however as the amount of total sales from the months of September and October 2014 have not seen any significant drop off. As long as sellers have a clear understanding of how long it may take for their home to sell they can patiently wait for the right offer to come in.

Interesting stats.  In my little Marana neighborhood, we have gone from a low of 42 days on average up to our current quarter stats of 63 days to sale.  Sales are definitely slowing down for Arizona on average.
