When is the right time to prepare your home for selling in the Spring market?

Preparing your home for saleSelling real estate can be all about timing. As many people know, the Spring Market is generally the best time to list a home for sale as the most buyers are looking. The last two years on Philadelphia's Main Line the market has started the year with a bang then slowed and some would say fizzled later in the year. So, yes, the Spring Market is what you are aiming for.

When then is the best time to prepare your home for sale, because as they say "The early bird gets the worm". My answer is to start preparing now for the spring market. If you wait you may find several buyers are already taken when you eventually get your home on the market.

Arrange to get a home inspection completed and hire a contractor to fix any major and minor issues that are raised.  It is always cheaper to fix something ahead of listing than after it is found by a buyer in their home inspection. Hire a painter to give the house and the front door a fresh coat of paint. Get cleaning, deep cleaning as there is nothing like dirt to put buyers off. Make sure you address any pet smells or smoke smells the house may have. Consider any local use and occupancy issues that might need addressing.  Look at your curb appeal, is there anything that needs fixing, broken sidewalks, crumbling steps, leaves or a tree that needs trimming back for example. Remember you get one chance to wow a buyer online and in person.

Your photos will need to be gorgeous and when they do turn up to see the house, we want them to realize the house is even better in person. Don't leave it till later, don't procrastinate, take action today to be ready for the Spring Market and get your home sold in 2015.

Love the idea of getting an inspection done to start off preparations for a spring sale. There are always hiccups in timing and such so having these few extra weeks to prepare can only work for the seller.
