The following full page ad for Listing Road appeared in our local paper recently. I thought it was pretty brazen.

 

ListingRoad.com ad in the Coast News in North San Diego County

 

Really? Are that many agents truly going to pay thousands of dollars to a buyer or seller who accepts their bid for a buyer or seller posting and who may NOT sell or purchase through them, thus forfeiting the money?

 

The premise, based on selling over 8000 homes (hmm, over 12,000 sell per day, that stat is not all that impressive), is that top agents who put their money where their mouth is and give a buyer or seller money in a winning bid will work harder and do a better job for the consumer.

 

Per the website the founders managed one of the largest asset management companies in the US (who knows who they are and who the company was), handling tens of thousands of agents (so of course they ARE experts in the real estate business, right?!).

 

Take a look and let us know what you think. I’m dubious. Maybe Im 'missing something.

I see per the website they are charging monthly fees to agents to claim their zip code marketing areas from $10-$1,000. Per month.

Interesting.

Hi Jeff, I hadn't seen this before but glad you wrote this. Should be a great topic of conversation. I have never heard of this before and the business model should light a fire under the many brokerages to find out what this is aactually about and who is behind it.

Oh and this reminds me of a direct mail piece that my franchise used to push...we're so confident in our abilities, that we'll pay you $50 for a flooring consultation.  Needless to say, this attracted price sensitive customers who just wanted to collect $50 and weren't even serious about buying floors.

Jeff, It'll work enough to keep them going, just the way the Nigerian email scams work just enough to keep them doing it.  It only requires a few suckers on both sides of the table to keep it going.

Debbie - LOL. I think that's a good analogy. I could see people who are not serious jumping right on this, and without having to purchase...

Gabe - since they don't take a fee for use, the money has to come from agents who are purchasing zipcodes. Seems like we know some others who work that way

BLiz - ha ha, I suspect you're right. the market if good but not quite as HOT as they imply, at least here in San Diego

Jeff Dowler CRS, The advertisement you shared would be short lived in our market but I totally understand the point and the goal of the person who created the flyer...build quick inventory even if they have to write a check to get it.
