Agent CollaborationAgent collaboration, why not I often ask my competing agents. Here is the scene. We each compete for the same listings. Sometimes they win; sometimes I win, that is the way it goes.  There are some agencies that want to sell their own listings and not anyone else’s, so they will instruct their agents not to see the home. They  won't bring their clients who might want and love the property to the property. Crazy, right?  Why would you deprive your client of a home that might be right for them just because it is listed with a competing agent, or agency?  In the Realtor® code this expressly prohibited. And yet it has been a common practice since back when the Agents ruled the world. That is no longer the case. That practice is still prevalent in some of the communities I service.

Agent Collaboration Active RainHere is another idea I have tried to bring to my competing agents.  How about sharing our walk in clients when we are in the same neighborhood and are considered comps.  I am a luxury agent and I know that in this category the differences are minimal.  Luxury is luxury, with the differing levels of luxury being amenities and upgrades. They are all nice, just different so why not send my walk through clients over to a competing property once I realize my property is not the right one.  I think of that classic Christmas movie where Santa sends the kids to the competing store—Macy’s vs. Gimbals-- we are in this story.  I want to serve my community, neighborhoods and people so this is in our interest.  If the result is you sell your home then that is great for you and removes one more comp to my own sale. Win-win.

Agent Collaboration Active RainThe hope, not expectation would be that there would be reciprocation.  Hope is one of those emotions that will let you off the hook when it doesn’t happen.  I am not much of person who hopes. I want it to happen and will take action to get it to happen. It is action, not hope, that gets things done. And yet hope is what I have while I send my clients and prospects to you.  The business of real estate is an old slow moving ship.  So I ask, Agent collaboration, why not?

We also have heard comments about certain offices not showing/working with FSBO sellers.  FSBO seller's commision checks can be deposited too.

Fred Griffin Our MLS demands that you post your listings within 24 hours or you get your client to sign a Non-listing agreement with a delayed listing agreement.  Agents don't always follow the rules, nor do agencies which is part of the reason the profession has a diminished reputation. The best antidote to this is do it right!

Pamela Seley, REALTOR® My first thought is WHAT?   Agencies don't dictate what clients want, clients do.  Your anecdotal story does not in any way make this a correct industry practice, nor does it make it right.  There is always a story about some oddity, but that too, is not an industry standard.  I always say that I only work with people I like and trust and those who feel the same way.

Larry Lawfer In California we have varying buyer/broker agreements, not all are exclusive. So why after three rejected offers, and this particular buyer's refusal to look at other listings, I realized I would not be able to provide the best service in realizing this customer's goal of buying a home, and subsequently let her go. It was an unusual predictament for me, and I learned from the failure how to be better at qualifying customers.

The comment that one agency would not have the listings to fit the need, make the sale, be the best fit. In small rural area, a large inventory across the board, all prices and types are king. Inventory is everything and 95% of our sales are list, sell, no delays in setting up showing, know what we are selling, offers made by very savvy buyers. Whole pie, not slivers. Again, every market so so different. Small markets don't have the layers and layers of players. I carry 180 listings and not just homes.  Video is what brings in the larger outside market that can not believe the lower prices.

As you state, the goal for which we've been hired is to find the best home, not "the best home within the agency".  It also works in reverse correct, to find the best buyer, not "the best buyer within the agency".

Wayne and Jean Marie Zuhl Sometimes collaboration involves doing some of the work for the other agent. At times, before now, I would think why can't they do their own work. Now I realize if I do it is done and I don't have to worry about it.  The result is that I then have an agent who wants to work with me again because it was easy.
