Victory Lakes Single Family Home Report: October 2014
We are officially in the holiday season. And being stuffed with turkey and green bean casserole (a holiday must) from yesterday's feast, I am feeling completely content. Then an alarm goes off in my head and I realize that I haven't put out the Victory Lakes property reports. This particular report focuses on the single family home market in Victory Lakes for October. Comparisons will be made to last month (September 2014) and last year (October 2013.)
HOMES FOR SALE IN VICTORY LAKES
12 Listings were Active: 10 Regular Sales, 2 Short Sales
Just like last month, October ended with 12 single family homes available for sale in Victory Lakes. Unlike last month, they were not all regular sales. Two were Short Sales. The high list price was up over 6% since last month and the low list price was unchanged. The average list price was 6/10th of 1% down compared to last month, but up 7/100th of 1% since last year. Of course, market value is truly pulled from the sold column. That is the only place where we find what buyers are willing to pay and what sellers are willing to accept.
HOMES UNDER CONTRACT IN VICTORY LAKES
7 Listings were Under Contract: All Regular
It was nice to see 7 single family homes under contract in Victory Lakes when October came to a close. Unfortunately, since only one home was under contract in September, we'll look only at average comparisons. The average list price at time of contract was down over 11% since last month, but only down 4% since last year. The average days on market was 42% longer than it had been last month and 142% longer than it had been last year.
HOMES SOLD IN VICTORY LAKES
1 Listing Sold: A Regular Sale
Only one Victory Lakes single family home made it to settlement in October, which is one more than made it last month. And for that reason, we will compare this sold price to last year's average. When doing that, we see that values are down over 3% since last year and marketing time is 106% longer.
The next Victory Lakes Single Family Home Report will be out in December and will focus on the November market.
