An important aspect of purchasing a home within a community is visiting during evening hours, most especially weekends. There are many factors that may present during this time such as:

 

  • Amount of traffic coming and going in the area
  • Whether car lights hit the windows of the home 
  • Noise level and activities of all surrounding neighbors

 

Also, I strongly recommend talking to existing home owners to gain a realistic view. Happy home owners will be honest and upfront and vice versa! This helps get-to-knowability with less surprises about a neighborhood after the purchase.

 

Being proactive ensures that home buyers will look forward to coming home every day without being up all night for all the wrong reasons...

Wanda, when a buyer want to make sure they will be happy in a home, they should do drive-bys and walks through the neighborhoods at different times of the day and the week to get comfortable with the area.

     Some friends bought a house at the end of a cul-de-sac (they used another Agent).  At night, all the cars turning around at that dead end shine their headlights directly into the living room of that house.  So, they have to use very heavy, very dark drapes and keep them closed.

Great advise Wanda Kubat-Nerdin. Viewing a property at night also completely changes the feel of the inside of the home as well.

Right now it is dark so early that I am doing most showings on weekends. I tell my clients to drive home from work to the neighborhoods they like to check the commute, noise and feeling. It seems to be a great way for them to narrow down their search.
