Home Prices in Sharon MA for November 2014
Real estate market data for Sharon MA provided by Nina Rogoff of RE/MAX Executive Realty.
As of November 30, 2014 there have been 173 single family homes sold in Sharon MA that were listed in the Multiple Listing Service Property Information Network (MLSPIN). That represents a 27.6% decrease in the number of homes sold compared to the 239 homes sold at this time last year. However, the Average Sales Price this year has increased to $538,571, up 3.3% from last year.
In addition, the overall average number of days until an offer is received has decreased to 35 this year, down from last year's average of 48 days.
We continue to experience a strong sellers' market with the current inventory of homes for sale in Sharon MA at a low and high buyer demand for homes in Sharon MA. Of the 173 single family homes sold so far this year, 48 homes (27.7%) sold ABOVE list price and another 20 sold AT list price. Together, that's almost 40% of homes that have sold at or above list price.
When priced correctly, homes receive the greatest amount of interest from buyers. We can see this from the Average List Price to Average Sale Price ratio (LP:SP) of 99% for the second year in a row. The chart below represents this comparison.
If the number of homes coming on the market continues to dwindle, we could anticipate buyer demand building up for the Spring 2015 real estate market. With new lending leniencies going into effect, more buyers may be able to purchase a home in 2015. This potential increase in buyers who want to buy a home in Sharon MA, could continue a strong Sellers' market going forward.
Sellers do need to remember that even in a strong sellers' market homes need to be priced appropriately within their market value range in order to attract interest from buyers. Overpriced homes will age on the market and will require the homeowner to reduce the list price until the house is within the market value range. How do you know when it's in the market value range? You start to receive offers!
